150-Unit Residential Building Proposed at 2400 East Huntingdon Street in Olde Richmond, Kensington

This year has seen a steady stream of construction filings around Kensington, mostly in the lowrise, small-scale category. In a sign of accelerating growth of the local real estate market, developer Greenpointe Construction, Inc. is proposing a seven-story, 150-unit residential structure at 2400 East Huntingdon Street, designed by KCA Design Associates. At approximately 85 feet in height, the building will be the tallest in the Olde Richmond neighborhood, and one of the area’s largest apartment buildings at 122,500 total square feet. The complex will also include 11,900 square feet of retail and a garage for 45 vehicles.

567-Foot-Tall Skyscraper Revealed at 113-121 South 19th Street in Rittenhouse Square, Center City

The Rittenhouse Square area is poised for dramatic skyline changes in the coming years, where the 599-foot-tall Laurel is the city’s tallest under-construction building. Yesterday, a Civic Design Review document revealed Pearl Properties’ plan for a 567-foot-tall tower at 113-121 South 19th Street. The svelte, 567-foot-tall, 49-story, 267,874-square-foot skyscraper will incorporate existing historic buildings into the base and will include 30,180 square feet of commercial space at the lower floors and 183 residential units above. DAS Architecture and Planning is the project architect.

102-Unit Residential Building Proposed for 7165 Keystone Street in Tacony, Northeast Philadelphia

A six-story, 102-unit residential building is proposed at 7165 Keystone Street in the Tacony neighborhood in Northeast Philadelphia. A Civic Design Review document submitted by Harman Deutsch Ohler Architecture earlier this year reveals the details on the 115,252-square-foot structure that will rise as an encore to the adjacent Keystone Lofts, sited in a two-story prewar industrial building. The structure will feature an industrial space at the ground floor, studio to two-bedroom apartments on the floors above, and 35 parking spaces in the rear.

180-Unit Edgewater Apartments Proposed for 230 North 23rd Street in Logan Square, Center City

Center City West and western Logan Square have seen a flurry of recent development, transforming the area into a bustling, dense neighborhood. Another forthcoming addition is the Edgewater Apartments at 230 North 23rd Street, a 180-unit project located a block away from the Schuylkill River. Designed by JKRP Architects, the 145,473-square-foot complex will rise 83 feet and seven stories with homes ranging from studios to two bedrooms.

Demolition Permits Filed for 2317 and 2319 North Colorado Street in North Central Philadelphia

Demolition permits have been filed for a pair of two-story single-family rowhouses at 2317 and 2319 North Colorado Street in North Central Philadelphia in the greater Temple University area. The two prewar structures were vacated and boarded up some time between late 2014 and late 2018, and will be torn down as part of a City of Philadelphia demolition program. Jackson Charles D and Mbele Daima are the listed owners for 2317 North Colorado Street and Andrews Betty and Patterson Esther Etal are the owners of 2319 North Colorado Street. Pedro Palmer Construction Inc is the listed contractor for both properties.
