Steel Rises at 200 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has observed that structural steel has risen above street level for a 13-story, 355-unit mixed-use tower at 200 Spring Garden Street (also known as 200-24 Spring Garden Street) in Northern Liberties, Lower North Philadelphia. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the new building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public promenade along the property’s west side.

Construction Complete at 3045-51 Richmond Street in Kensington

A recent site visit by Philadelphia YIMBY has observed that construction work is complete at a five-story, 28-unit apartment building underway at 3045-51 Richmond Street in Port Richmond, Kensington. Developed by Fifth Realty, the Neo-Industrial-styled structure rises on the southeast side of the block between Elkhart Street and East Clearfield Street. The substantially large structure spans 37,807 square feet of interior space, which will include 12 one-bedroom and 16 two-bedroom units. Features include full sprinkling and a ground-level garage for 22 cars. Permits list Lonny Rossman as the design professional and TBC LLC as the contractor. The construction cost is specified at $4.25 million.

Construction continues at Piazza Alta at the intersection of 2nd Street and in Northern Liberties. Developed by Post Brothers, the multi-building project is the latest addition to The Piazza, a major mixed-use development that anchors one of the hottest and fastest-growing neighborhoods in Philadelphia. The 1.2-million-square-foot-plus Alta currently offers 695 rental apartments that range from studios to three-bedroom-plus penthouses that boast luxury finishes and dramatic skyline views that open from the 12-story-plus towers. A stand-out feature of the extensive amenity package is Aqua Foro, a 25,000-square-foot pool club that features numerous interconnected pools and hot tubs, outdoor kitchens, a kids’ splash pad, and poolside cabanas.

Construction Nears Completion at 2046-50 East Lehigh Avenue in East Kensington

Philadelphia YIMBY’s recent site visit has revealed that construction continues to make progress at 2046-50 Lehigh Avenue in East Kensington. The building, located on the southwest side of the block between between Frankford Avenue and Amber Street, will rise five stories and feature ground-floor commercial space as well as 21 residential units. Designed by Ambit Architecture, the structure will span 21,168 square feet and will feature parking for seven bicycles. Permits list Grit Construction as the contractor and a construction cost of $2.75 million.

Excavation Underway at 2240 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed that excavation is underway for a four-story, six-unit mixed-use development at 2240 Frankford Avenue in Fishtown. The project borders Frankford Avenue to the south, Trenton Avenue to the north, and East Dauphin Street to the east. Designed by Mt. Alto Design + Drafting, the building will offer commercial space at the ground floor and balconies in select units. Permits list Kaps Construction as the contractor and specify a construction cost of $450,000.

Philly YIMBY recent site visit to the half-million-square-foot, 488-unit mixed-use complex planned at 700-30 North Delaware Avenue on the Delaware River waterfront in Northern Liberties, North Philadelphia, has discoverer that site prep is currently underway. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one spanning the east half of the lot at 700-30 North Delaware Avenue and another to the west at 711-35 North Front Street, with a retail-fronted pedestrian promenade between the two offering public space.

Site Cleared at 2331-33 East York Street in Olde Richmond, Kensington

A recent site visit by Philadelphia YIMBY has observed that a construction site has been cleared for the construction of 2331-33 East York Street in Olde Richmond, Kensington, where a three-story rowhouse and an adjacent fenced-in lot are slated to be replaced by a three-story mixed-use building. The building will hold commercial space in the basement and at the first floor (which will house a restaurant, according to both permits and the rendering) and four residential units on the floors above. The 7,400-square-foot structure will feature full sprinkling and a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Permits list Plato Marinakos as the design professional, PASP LLC as the contractor, and a construction cost of $500,000.

Excavation Underway at 1700 North Front Street in Fishtown

A recent site visit by Philly YIMBY has observed that excavation work has started at the site of a five-story, 204-unit development proposed at 1700 North Front Street in Fishtown. Following a gradual arrival of construction equipment onto the site, excavators have recently begun to tear up the blacktop of the block-spanning parking lot that spans the large site bound by the elevated-train-capped Front Street to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot structure will hold 123,218 square feet of residential space and 16,429 square feet of retail. The residential component will consist of 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The development will also feature 70 bicycle parking spaces.

A recent site visit by Philadelphia YIMBY has noted that construction is complete at a four-story, ten-unit mixed-use building at 2966-68 Richmond Street in Port Richmond, Kensington. The development rises on the north side of the block between Ann Street and East Indiana Avenue, across from the Interstate-95 aka the Delaware Expressway. Designed by KJO Architecture, the structure holds 9,745 square feet of interior space, of which 2,000 square feet are allocated for as commercial. The remaining 7,745 are residential, lending an average of just under 775 square feet per unit. Permits list A Frame Management LLC as the contractor and specify a construction cost of $1.6 million.
