A recent site visit by Philly YIMBY has revealed that construction is nearing completion at a nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in PoplarLower North Philadelphia. The development is located rises on the east side of the street, spanning a lot bordered by Brandywine Street to the south and Green Street to the north. Designed by CANNOdesign and developed by Elk Street Management, the building spans 152,635 square feet, a figure that includes 11,130 square feet of commercial space on the ground floor. The project will feature a roof deck and parking for 31 cars and 50 bicycles. Permits list the Daniel J. Keating Company as the contractor and specify a construction cost of $20 million.

Designed by Landmark Architectural Design LLC, the 118,298-square-foot structure will reintroduce significant residential presence to a site formerly occupied by a suburban-style pharmacy, helping restore the area to its vibrant prewar density level. Permits list OCF Construction LLC as the contractor and a construction cost of $17.2 million.

A recent site visit by Philly YIMBY has revealed that a site has been cleared for the construction of a seven-story mixed-use building at 922 North Broad Street in Francisville, North Philadelphia. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue and will feature 19,954 square feet of retail and 196 residential units, replacing a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. Permits list Ferraro Construction Group as the contractor and a construction cost of $20 million.

Steel Frame Rises at Broad and Noble in Callowhill, North Philadelphia

As seen in Philly YIMBY’s recent construction photos, major construction progress has been made at Broad and Noble, a 19-story, 344-unit development underway at 435-43 North Broad Street in Callowhill, Lower North Philadelphia, since our last visit in April. The project derives its name from its location at the northeast corner of Broad and Noble streets. Designed by Barton Partners and developed by Toll Brothers, with Clemens Construction Company as the contractor, the building has risen nearly to its full height of 231 feet, with fireproofing and interior partition work currently in progress. Upon completion, the project will span 371,302 square feet and will feature retail and underground parking. Permits list a construction cost of $70 million.

Permits Issued for 2000 East Huntingdon Street in East Kensington

Permits have been issued for the construction of a three-story, three-unit apartment building at 2000 East Huntingdon Street in East Kensington. The structure will replace a vacant lot on the southern corner of the intersection between East Huntingdon and Emerald streets. The building will span 3,000 square feet and will feature a basement and a roof deck, the latter apparently reserved for use by the topmost unit. Permits list Paul Dietz III as the architect of record and Qazim Kupa as the contractor. The construction cost is specified at $144,000.
