Philly YIMBY’s recent site visit has noted that construction is underway at a four-story, 18-unit building at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. The project site is bound by Washington Avenue to the south, South Bouvier Street to the east, and South 18th Street to the west. Designed by Harman Deutsch Ohler Architecture, the building will span 36,336 square feet and will feature ground-level commercial space, elevator service, balconies, a roof deck, and 24 parking spaces (20 of which are listed as mechanical, i.e. automated), as well as storage for 21 bicycles. Permits list Mik Mar Associates as the contractor and a construction cost of $3.6 million.

Philly YIMBY’s recent site visit has observed that construction work has been completed at a three-story single-family residential structure at 2139 Wharton Street in Point Breeze, South Philadelphia. Designed by 24/7 Design Group, the site is situated on a block bound by Titan Street, 21st Street, 22nd Street, facing Wharton Street. Permits list Loney Engineering and Consulting LLC as the contractor and specify a construction cost of $250,000.

Philly YIMBY’s recent site visit has observed that construction is nearing completion at a four-story, 28-unit building at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The structure, tentatively known as Building A, is a part of the larger Innovator Village development. The new building spans 25,264 square feet and includes a parking garage. Permits list Center City Construction and Development as the contractor and indicate a construction cost of $3.2 million.

A recent site visit by Philly YIMBY has noted that construction is well underway at a three-story single-family rowhouse at 109 Watkins Street in Wharton, South Philadelphia. The new building will replace a fenced-in yard situated on the north side of the block between South Front Street and South 2nd Street. Designed by MC Architectural, the structure will span 1,872 square feet and will feature a basement and a roof deck. Permits list AMT Construction as the contractor.

The structure will rise from a vacant lot located on the north side of the block between North 10th and North 11th streets. The development will span 4,930 square feet and feature a basement and a roof deck. Permits list Olympia Construction as the contractor.

Philly YIMBY’s recent site visit has noted that construction is well underway at Bloc24, a five-story, eight-unit residential project at 613 South 24th Street (alternately known as 613-19 South 24th Street) in Graduate Hospital, South Philadelphia. Designed by Moto Designshop, the structure will feature elevator service, a fresh food market at the ground floor, and an expansive roof deck that will span most of the rooftop and offer dramatic views of the nearby Center City skyline. Permits list 617 South 24th St LLC as the owner and Morgan Plecenik as the contractor, and indicate a construction cost of $1.5 million.

Proposal Site Sits Dormant at 1208 Chestnut Street in Midtown Village, Center City

Philly YIMBY’s recent site visit has observed no construction progress of any sort at the site of a 49-unit apartment building at 1208 Chestnut Street in Midtown Village, Center City, even though demolition permits have already been issued for the dilapidated three-story structure currently occupying the property. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits specify Christian A. Sanchez as the contractor and indicate a construction cost of $5.5 million.
