A recent site visit by Philly YIMBY has revealed that construction nears completion at LVL North, a seven-story, 410-unit mixed-use development at 510 North Broad Street in Spring Garden, Lower North Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the development will include a GIANT supermarket that will span roughly one-third of the 378,000-square-foot structure.

Construction Underway at Comly Commons in East Kensington

A recent site visit by Philly YIMBY has revealed that construction is well underway at Comly Commons, a 139-unit development at 1810-34 East Hagert Street (also known as 1825 East Boston Street) in East Kensington. Designed by SgRA Architecture, the project consists of renovation of multiple existing industrial buildings and additions that will make for a singular, six-story structure. The 133,014-square-foot building which will also hold artisan industrial space. According to permits, construction costs are estimated at $8.45 million.

Construction Anticipated at 2000-20 East Hagert Street in East Kensington

A recent site visit by Philly YIMBY has revealed that construction has not yet started at the seven-story, 108-unit multi-family development proposed at 2000-20 East Hagert Street in East Kensington. Designed by T + Associates, the structure will span 93,832 square feet. The new building will include 13 artist studios and parking for 19 cars, to be situated underground, as well as 37 bicycles. The project will also include a green roof and a roof deck.

Demolition Complete at 1513 West Stiles Street in Cecil B. Moore, Lower North Philadelphia

In November 2020, Philly YIMBY reported that demolition permits have been filed for a three-story prewar rowhouse at 1513 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The single-family dwelling was situated on the north side of the block between North 15th Street and North 16th Street, just to the southwest of Temple University. A year and a half later, our recent site visit has revealed that the structure has since been torn down.

Construction Tops Out at 901 Leland Street in Francisville, Lower North Philadelphia

A construction boom continues unabated in the Francisville neighborhood in Lower North Philadelphia. A recent site visit has noted considerable progress at one of the most significant new developments in the area, a six-story, 50-unit mixed-use building at 901 Leland Street. Developed by Hightop Real Estate and Development, the 46,792-square-foot building will include commercial space at the ground floor. Permits list Jerry Roller as the design professional, Ferraro Construction as the contractor, and a construction cost of $5 million.
