Today we analyze the development’s technical details, as outlined in zoning documents and the Civic Design Review submission, such as site plans and zoning table, the Complete Streets Handbook Checklist, and the Civic Design Review Sustainable Design Checklist. Listed under a full address of 1705-41 North American Street and alternatively branded as The Luxe Fishtown (the developer site labels the neighborhood as Fishtown West), the project stands on a through-block lot that spans from North American Street to the west and North Philip Street to the east. Philadelphia YIMBY’s recent site visit has confirmed that construction is complete at Ridge Flats, a three-story, 50-unit mixed-use building at 5542-44 Ridge Avenue in WissahickonNorthwest Philadelphia. The development is situated on the west side of the block between Seville and Markle streets. Designed by HDO Architecture, the structure spans 45,500 square feet and features commercial space on the ground floor as well as multiple roof decks. Construction costs are listed at $6.8 million.

Construction Complete at The Vale in East Falls, Northwest Philadelphia

A recent site visit by Philly YIMBY has confirmed the completion of construction at The Vale, a five-story, 36-unit mixed-use building at 3515 Midvale Avenue in East Falls, Northwest Philadelphia. Designed by Bright Common and developed by the Argo Property Group, with Tester Construction as the contractor, the structure rises from a 13,050-square-foot footprint and spans 40,500 square feet, with 36 apartments and ground floor commercial space. The development will also feature a roof deck and 12 bicycle spaces. Permits list construction costs at $5.6 million.
