A recent site visit has revealed the completion of construction at The Maven, a 28-unit rental mixed-use development at 1533 Ridge Avenue in Francisville (alternately Fairmount), Lower North Philadelphia. Designed by CANNOdesign and developed by Khosla Properties, the 23,665-square-foot project offers commercial space on the ground floor and residences consisting of studios, one-bedroom, and two-bedroom apartments. Tester Construction is the development’s general contractor. Permits list construction costs at $3.9 million.

Construction Tops Out at 721-23 North 16th Street in Fairmount, Lower North Philadelphia

A recent site visit by Philly YIMBY has revealed significant construction progress at a five-story, ten-unit apartment building at 721-23 North 16th Street in Fairmount, Lower North Philadelphia. The structure rises on the east side of the block between Swain and Brown streets, in an area that may also be described as Francisville. Designed by M Architects / Morrissey Design, the project will hold a total of 11,048 square feet of interior space, which translates to an average of around 1,100 square feet per unit. The building will feature an elevator, a cellar, and a roof deck, which will likely offer sweeping skyline views due to the building’s prominent height. Permits list Mountfair Assoc. [sic] as the owner and Regis Development Corp. as the contractor. Construction costs are specified at $725,000.

A recent site visit by Philly YIMBY has noted sustained construction progress at a six-story, 50-unit mixed-use building at 901 Leland Street in Francisville, Lower North Philadelphia. Developed by Hightop Real Estate and Development, the 46,792-square-foot project will feature commercial space at the ground floor. Permits list Jerry Roller as the design professional, Ferraro Construction as the contractor, and a construction cost of $5 million.

Construction Still Pending at 801 North 19th Street in Francisville, North Philadelphia

A recent site visit by Philly YIMBY has revealed no notable construction progress at the site of the 149-unit residential development planned at 801 North 19th Street in Francisville, North Philadelphia, aside from a large earthen berm that was not present at the time of our previous visit in April. Designed by NORR, the complex will consist of a five-story, 115-unit apartment building as well as 34 three-story townhouses clustered around an interior courtyard and parking lot. The 104,596-square-foot multi-family building will offer units spanning between 498 to 1,004 square feet, an amenity area situated at the fifth floor, and 52 parking spaces in a basement garage.

Construction Anticipated at Harper Square at 113-21 South 19th Street in Rittenhouse Square, Center City

One of the most exciting development proposals on Philadelphia’s drawing boards is Harper Square at 113-21 South 19th Street in Rittenhouse Square, Center City. Designed by DAS Architecture and Planning and developed by Pearl Properties, the slim skyscraper is planned to rise 620 feet and 52 stories tall. The 267,874-square-foot structure will hold 215 residential units and 30,180 square feet of commercial space and incorporate existing historic buildings into the base. So far, only a preliminary approval permit had been issued, meaning that construction must await further permits to start, yet we still saw it fitting to visit the site of the proposal to document its current condition, which we share in the photos below.
