Development Still Stalled at 709 Chestnut Street in Market East, Center City

A recent site visit by Philadelphia YIMBY has discovered no signs of construction work for a 317-foot-tall, 27-story residential high-rise proposed several years ago at 709 Chestnut Street (aka 709-13 Chestnut Street) in Market East, Center City revealed no signs of new construction. The site is located on the north side of the block between South 7th and South 8th streets, a block west of Independence Hall and the Liberty Bell. The project is a development by the Parkway Corporation, a company that specializes in operating parking lots (such as the one at 709 Chestnut Street) while looking for opportunities to redevelop said lots into residential and/or commercial properties, either on their own or in partnership with other developers. The latest iteration for the site at hand was designed by Edry McHenry Architects and had Roseland Properties attached as a co-developer, and was slated to offer 278 residential units.

Construction Nears Completion at Amy Gutmann Hall in UPenn in University City, West Philadelphia

A recent site visit by Philly YIMBY has noted that construction work is nearing completion at Amy Gutmann Hall at 3317-23 Chestnut Street at the University of Pennsylvania in University City, West Philadelphia. Designed by Lake Flato Architects, with KSS Architects as the architect of record and Ground Control Collaborative as landscape designer, the building will rise six stories and span 115,954 square feet, and will feature classrooms, collaborative spaces for student projects, and a data science hub. The total construction cost is indicated at $68.3 million.

Construction Still Not Started at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction has still not started at a seven-story, 88-unit residential building proposed at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia. The development will replace a two-story commercial structure on the north side of the block between South 42nd and South 43rd streets. Designed by Wulff Architects, Inc., the building will span 55,280 square feet, and rise 80 feet high to the main roof, and 93 feet to the top of the bulkheads. Features will include a roof deck and parking for 16 cars and 30 bicycles.

Construction Nears Completion at 4301 Chestnut Street in Spruce Hill, West Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a 275-unit mixed-use building underway at 4301 Chestnut Street in Spruce Hill, West Philadelphia. Designed by JKRP Architects, the building will rise seven stories tall and feature 30,300 square feet of retail space on the ground floor. The residential space will total 147,562 square feet. Amenity space on the second floor will span 3,278 square feet, with 7,895 square feet of common space on the ground floor. A 6,055-square-foot roof deck will be located at the top of the building. An underground garage will hold 75 parking spaces, with two expected to be handicap accessible, one set to be van accessible, four for electric vehicles, and two interior loading spaces. Permits list Turn Key Realty as the contractor and specify a construction cost of $15 million.

Demolition Still Not Started at Penn Presbyterian Medical Center Garage in University City, West Philadelphia

A recent site visit by Philly YIMBY has noted that there are still no signs of demolition work at a 406-car multi-level garage at the northwest corner of Filbert and North 38th streets at the Penn Presbyterian Medical Center campus at 3800 Powelton Avenue in University City, West Philadelphia. The demolition is planned as part of an extensive overhaul of the medical campus, which includes the construction of a nine-story, 481,702-square-foot parking garage in the western section of the campus superblock, which was recently constructed.

Permits Issued for 1017 West Dauphin Street Near Temple University in North Philadelphia

Permits have been issued for the construction of a three-story, three-unit rowhouse at 1017 West Dauphin Street near Temple University in North Philadelphia. Adjacent to a sister building proposed at house number 1019, the development will rise from a vacant lot located at the north side of the block between North 10th and North 11th streets. The new building will span 4,551 square feet and feature a basement and a roof deck. The project team will consist of Plato Marinakos of Plato Studio as the architect and Olympia Construction as the contractor.

Permits Issued for Rockefeller Group Logistics Center at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia

Permits have been issued for the construction of the Rockefeller Group Logistics Center, an industrial development proposed at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia, which will span a total of 656,904 square feet contained within two buildings surrounded by parking lots and landscaping. The project will span a sizable lot at the northern corner of Roosevelt Boulevard and Southampton Road, where the Philadelphia State Hospital at Byberry once stood. For Building 1, permits list a floor area of 318,696 square feet and a construction cost of $28.6 million. For Building 2, permits list a floor area of 338,208 square feet and a construction cost of $29.9 million. The design team consists of the Rockefeller Group and PCCP, LLC as the developers, NORR as the architect, Pennoni Associates as the civil engineer, and IMC Construction as the general contractor.

Philadelphia YIMBY’s recent site visit has observed significant construction progress a three-story single-family dwelling at 2121 East Dakota Street in Fishtown. The new building will rise from a vacant lot sited on the northeast side of the block between Amber Street and Trenton Avenue. The development will span 1,500 square feet and will feature a cellar and a roof deck. Permits list Paul Dietz as the design professional and Fidan Basha as the contractor.
