A recent site visit by Philly YIMBY has observed that construction has still not started on a 12-story, 375-unit mixed-use project at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. The property spans a nearly 50,000-square-foot lot bound by Washington Avenue to the south, South 13th Street to the west, and Kimball Street to the north. Designed by BKV Group, the building will rise to a height specified at 154 feet and span 372,721 square feet. The project will include commercial space on the ground floor along Washington Avenue as well as an underground parking garage and space for 184 bicycles. Permits list Post General Contracting as the contractor and specify a construction cost of $62 million.

Site Continues to Await Construction at 1208 Chestnut Street in Midtown Village, Center City

Philadelphia YIMBY’s recent site visit has observed that demolition work has still not started at the site of a 49-unit apartment building proposed at 1208 Chestnut Street in Midtown Village, Center City, even though demolition permits have already been issued for the dilapidated three-story structure currently occupying the property. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.

Construction Still Not Started at 1101-33 South 9th Street in the Italian Market in South Philadelphia

Philly YIMBY’s recent site visit has observed that construction has still not started at the site of a proposed seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market in South Philadelphia, although site prep is currently underway. The structure will rise at the southeast corner of 9th Street and Washington Avenue, replacing a large parcel that has long sat vacant. Designed by BLT Architects, the development will span 204,351 square feet and feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.

Construction Underway at 316-20 South 11th Street in Washington Square West, Center City

A recent site visit by Philadelphia YIMBY has observed that construction is underway at a rowhouse at 316-20 South 11th Street in Washington Square West, Center City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Construction Nearly Complete at 1704 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed that construction work is nearly complete at a three-story, nine-unit mixed-use building at 1700 Frankford Avenue in Fishtown. The structure will rise on the west side of the block between East Columbia Avenue and West Palmer Street. Designed by Ambit Architecture, the building will span 4,728 square feet and will feature ground-floor commercial space and a cellar. Permits list GRIT Construction as the contractor and indicate a construction cost of $1.1 million.

Rebuild-Slated Site Sits Fallow After Demolition of Historic Building at 107 Chestnut Street in Old City

In August 2020, Philadelphia YIMBY reported that permits were filed for the demolition of a historically designated four-story building at 107 Chestnut Street in the Old City Historic District in Center City, half a block away from Penn’s Landing. The structure was built in 1840, at a time when the neighborhood bustled with maritime commercial activity, and was one of the last remaining buildings on the street’s old mercantile row. The Philadelphia Historical Commission approved the demolition after engineering experts declared the structure unsafe yet required that the owner rebuild the historic edifice in its original form within a year. However, YIMBY’s recent site visit shows that the structure’s former site still sits cleared and paved over with no signs of new construction, perched next to its lone prewar neighbor that stands surrounded by a parking lot.

Renovation Nears Completion at 140 North 2nd Street in Old City

A recent site visit by Philadelphia YIMBY has noted that renovation work is nearing completion at a four-story prewar rowhouse at 140 North 2nd Street in Old City. The project is situated on the west side of the block between Arch Street and Quarry Street, almost directly across from historic Elfreth’s Alley. Designed by Moto Designshop, the renovated building will span 4,523 square feet and feature five transient residential units. Permits list Michael Treacy as the contractor and specify a renovation cost of $1 million.

Philly YIMBY’s recent site visit has observed that construction is nearing completion at a four-story, 42-unit mixed-use development under construction at 841-51 South 2nd Street in Queen Village, South Philadelphia. The new building rises at the northeast corner of 2nd and Christian streets. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), the structure will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor, as well as a roof deck. Permits list Indian Harbour Asset Management LLC as the contractor and a construction cost of $6.79 million.

Construction Nears Completion at 608 South American Street in Queen Village, South Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction work is complete at a four-story, nine-unit residential building at 608 South American Street in Queen Village, South Philadelphia. The new structure replaces a joined pair of prewar rowhouses formerly situated on the west side of the block between South Street and Bainbridge Street. Designed by Gnome Architects, the new building spans 9,173 square feet and feature a basement and two private roof decks. Permits list Cassidy McGrath as the contractor and indicate a construction cost of $1.2 million.
