Construction Pending at 45-Unit Building at 6767 Germantown Avenue in Mount Airy, Northwest Philadelphia

A recent site visit by Philly YIMBY has discovered no construction activity at the site of a four-story, 45-unit apartment building at 6767 Germantown Avenue in Mount Airy, Northwest Philadelphia. The development will replace a three-story prewar structure on the east side of the block between Slocum and Pleasant streets. The building will rise from a 12,500-square-foot footprint and will contain 48,950 square feet of interior space. The ground floor commercial space will contribute to the existing retail corridor along the street, and the roof deck promises to offer sweeping views of the surroundings due to the building’s relative prominence. A total of 33 parking spaces will be included, one of which will be van-accessible. Permits list Neighborhlyliving LLC as the owner and Venco Builders Inc. as the contractor.

The development is situated at the northeast corner of South 5th and McKean streets. Designed by Toner Architects, the new overbuild will add a third story and 1,216 square feet to the existing 2,657-square-foot building. The resulting mixed-use structure will span 3,873 square feet and feature ground-floor commercial space, an artist studio, two residential units, and a single-car garage. Permits list Gina L. Romano as the contractor and specify a total improvement cost of $490,000, of which $375,000 comprises the construction cost.

Philadelphia YIMBY’s recent site visit has observed that construction work is complete at a 12-story, 329-unit building at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Solomon Cordwell Buenz, the development, also known as 5th + Spring Garden, stands 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The structure spans 341,522 square feet and includes commercial space as well as parking for 87 cars. Permits list INTECH-Construction as thee contractor and specify a construction cost of $60 million.
