Permits have been issued for the construction of a three-story, three-unit rowhouse at 4628 Wayne Avenue in Germantown, Northwest Philadelphia. The new structure will replace a vacant lot situated on the southern corner of Wayne Avenue and West Abbottsford Avenue. Designed by Designblendz (according to zoning blueprints; in turn, permits list KCA Design Associates as the designer), the project will span 3,700 square feet and will feature a basement and a front porch. Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at 3.0 University Place, an eight-story commercial and laboratory development under construction at 4101-23 Market Street in University City, West Philadelphia. Designed by the Sheward Partnership and jointly developed by Silverstein Properties, Cantor Fitzgerald, and University Place Associates, University Place 3.0 will offer 250,000 square feet of Class A office and lab space, which will provide a significant boost to the neighborhood’s rapidly-growing medical services industry, while ground-level retail space will liven up the pedestrian experience.

The structure will rise from a vacant lot situated on the south side of the block between North Orkney Street and North 5th Street. Designed by the Parallel Architecture Studio, the structure will span 2,820 square feet and will feature a cellar and a roof deck. Permits list the G&J Group as the contractor.

The edifice is tentatively known as Building A and is a part of the larger Innovator Village complex. The new structure spans 25,264 square feet and includes a parking garage. Permits list Center City Construction and Development as the contractor and indicate a construction cost of $3.2 million.

Construction Tops Out at 4301 Chestnut Street in Spruce Hill, West Philadelphia

A recent site visit by Philadelphia YIMBY has observed that construction has topped out at a 275-unit mixed-use development underway at 4301 Chestnut Street in Spruce Hill, West Philadelphia. Designed by JKRP Architects, the building will rise seven stories tall and feature 30,300 square feet of retail space on the ground floor. The residential space will total 147,562 square feet. Amenity space on the second floor will span 3,278 square feet, with 7,895 square feet of common space on the ground floor. A 6,055-square-foot roof deck will be located at the top of the building. An underground garage will hold 75 parking spaces, with two expected to be handicap accessible, one set to be van accessible, four for electric vehicles, and two interior loading spaces. Permits list Turn Key Realty as the contractor and specify a construction cost of $15 million.
