A recent site visit by Philly YIMBY has observed that construction is underway at a three-story, seven-unit residential development at 138-40 Tasker Street in Dickinson Narrows, South Philadelphia. The new building will rise on the south side of the block between South Front Street and South 2nd Street, near the corner of Tasker and 2nd. Designed by Fusa Designs, the structure will span 7,393 square feet and will feature a parking garage and two roof decks. Permits list Independence Construction Management as the contractor.

Renovation Underway at 7208-10 Germantown Avenue in Mount Airy, Northwest Philadelphia

A recent site visit by Philadelphia YIMBY has revealed that renovation and construction work is underway at a mixed-use adaptive reuse development at 7208-10 Germantown Avenue in Mount Airy, Northwest Philadelphia. Designed by Bright Common Architecture & Design, the project will see the existing three-story building receive a two-story overbuild, as well as an adjacent five-story addition at the rear. The renovated development will span 21,423 square feet of interior space and feature commercial space on the ground floor facing Germantown Avenue, as well as 19 rental apartments situated above. The development will include parking for seven bicycles. Construction costs are listed at $2.1 million.

Philly YIMBY’s recent site visit has revealed that a site has been cleared for the construction of a three-story residential building at 717 Mercy Street in Wharton, South Philadelphia. Designed by 24/7 Design Group, the building will be constructed on a vacant lot spanning 644 square feet, situated on mid-block bound by South 7th Street, South 8th Street, and Emily Street, facing Mercy Street. Permits specify City Life Construction as the contractor.

The new building will replace a fenced-in yard situated on the north side of the block between South Front Street and South 2nd Street. Designed by MC Architectural, the structure will span 1,872 square feet and will feature a basement and a roof deck. Permits specify AMT Construction as the contractor.

Construction Pending at 45-Unit Building at 6767 Germantown Avenue in Mount Airy, Northwest Philadelphia

A recent site visit by Philly YIMBY has discovered no construction activity at the site of a four-story, 45-unit apartment building at 6767 Germantown Avenue in Mount Airy, Northwest Philadelphia. The development will replace a three-story prewar structure on the east side of the block between Slocum and Pleasant streets. The building will rise from a 12,500-square-foot footprint and will contain 48,950 square feet of interior space. The ground floor commercial space will contribute to the existing retail corridor along the street, and the roof deck promises to offer sweeping views of the surroundings due to the building’s relative prominence. A total of 33 parking spaces will be included, one of which will be van-accessible. Permits list Neighborhlyliving LLC as the owner and Venco Builders Inc. as the contractor.

A recent site visit by Philly YIMBY has observed that renovation and vertical extension is underway at a two-story building at 1939 South 5th Street in Wharton, South Philadelphia. The development is situated at the northeast corner of South 5th and McKean streets. Designed by Toner Architects, the new overbuild will add a third story and 1,216 square feet to the existing 2,657-square-foot building. The resulting mixed-use structure will span 3,873 square feet and feature ground-floor commercial space, an artist studio, two residential units, and a single-car garage. Permits list Gina L. Romano as the contractor and specify a total improvement cost of $490,000, of which $375,000 comprises the construction cost.

Designed by Regan Kline Cross Architects, the building replaces a vacant lot spanning 25,308 square feet, situated on a block bound by Germantown Avenue and Bethlehem Pike as well as a single-story building that once housed a Santander Bank branch. The development will span 46,170 square feet. Permits list Regan Construction Co. Inc. as the contractor and Littleton Landscape Contractors is the landscape architect.

Philadelphia YIMBY’s recent site visit has observed that construction work is complete at a 12-story, 329-unit building at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Solomon Cordwell Buenz, the development, also known as 5th + Spring Garden, stands 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The structure spans 341,522 square feet and includes commercial space as well as parking for 87 cars. Permits list INTECH-Construction as thee contractor and specify a construction cost of $60 million.

A recent site visit by Philadelphia YIMBY has noted that construction work is nearing completion at a seven-story, 47-unit building at 1118 North Front Street near the junction of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The development will span 44,090 square feet and will feature ground-level commercial space. Permits specify US Construction Inc. as the contractor and indicate a construction cost of $7.04 million.

Philadelphia YIMBY’s recent site visit has noted sustained construction progress at a six-story mixed-use development with ground-level retail and 107 residential units at 23 West Girard Avenue in Olde Kensington. Designed by JKRP Architects and developed by Girard Real Estate LLC, the project will span 104,160 square feet and will feature parking for 28 cars and 47 bicycles, full sprinkling, and a roof deck, which, given the building’s future prominence over the surroundings, will likely offer panoramic views of the Center City skyline. Permits list Benchmark Construction Group Inc. as the contractor and specify a construction cost of $21.5 million.
