Construction Prep Starts at Freeman Condominiums in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit has noted that preparation for renovation and construction work has begun at the site of the 312-foot-tall, 25-story Freeman Condominiums at 1810 Chestnut Street in Rittenhouse Square, Center City. Designed by Cecil Baker + Partners, the project will renovate the six-story Samuel T. Freeman & Co. Auction House, built in 1923, with five floors of retail and commercial space facing the street, tenant amenities, and six stories of automated vehicle storage in the rear. The slender vertical addition will house 19 condominiums, most of which will be full-floor and bi-level units.

Permits Issued for 4181 Mantua Avenue in Belmont, West Philadelphia

Permits have been issued for the construction of a three-story, seven-unit condominium development at 4181 Mantua Avenue in Belmont, West Philadelphia. The new structure will rise from a vacant lot on the northeast corner of Mantua Avenue and North 42nd Street. Designed by Studio C Architecture, the project will span 8,718 square feet and will include commercial space, a basement, balconies, and two roof decks. Permits list Expert Builders as the contractor and specify a construction cost of $1.25 million.

Permits Issued for 940 West Dakota Street in North Philadelphia East

Permits have been issued for the construction of a three-story two-family rowhouse at 940 West Dakota Street in North Philadelphia East. The building will rise from a vacant lot on the south side of the block between North 9th and North 10th streets. Designed by T + Associates Architects, the structure will span 2,851 square feet and will include a basement and a roof deck. Permits list Unitedpaintgroup LLC as the contractor.

Construction Still Not Started at Harper Square at 113-21 South 19th Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit has noted that development still has not begun at Harper Square, a 620-foot-tall, 52-story mixed-use skyscraper proposed at 113-21 South 19th Street in Rittenhouse Square, Center City. Designed by DAS Architecture and Planning and developed by Pearl Properties, the slender, 267,874-square-foot structure will incorporate existing historic buildings into the base and hold around 200 residential units and 30,180 square feet of commercial space.

Construction Still Not Started at 33 North 22nd Street in Center City West

Philadelphia YIMBY’s recent site visit has observed that, years after the original proposal was released, site preparation work has still not started at a 328-foot-tall, 29-story residential high-rise proposed at 33 North 22nd Street in Center City West, a year and a half after a construction permit was issued in November 2021. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the high-rise will span 456,380 square feet and supply 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site. Permits specify a construction cost of $136 million.

Permits Issued for 4248 Ogden Street in Belmont, West Philadelphia

Permits have been issued for the construction of a three-story two-family rowhouse at 4248 Ogden Street in Belmont, West Philadelphia. Designed by JOs. Serratore & Co. Architect, the new structure will replace a portion of a large vacant lot situated on the south side of the block between Hutton Street and North 43rd Street. The new building will span 2,665 square feet and will include a basement and a roof deck. Permits list Meir Badush of Northeast Renovations LLC as the contractor.

Demolition Imminent at 2012 Chestnut Street in Rittenhouse Square, Center City

A recent site visit by Philadelphia YIMBY noted that preparations for demolition work appears underway at 2012 Chestnut Street in Rittenhouse Square, Center City, with the structures currently occupying the site to be replaced by a 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.

The new structure will replace a portion of a large vacant lot located on the north side of the block between South 25th and South 26th streets. Designed by the 24/7 Design Group, the building will span 2,248 square feet and will feature a basement and a roof deck. Permits list Grosso Concrete LLC as the contractor.

Construction Nears Topping Out at The Keystone at 417 Callowhill Street in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has observed that construction is nearly topped out at The Keystone, a seven-story, 220-unit residential project underway at 417 Callowhill Street in Northern Liberties, Lower North Philadelphia. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an expansive roof deck, and 71 parking spaces.

Construction Progresses at 614 South 13th Street in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY has noted significant construction progress at a four-story, 45-unit multi-family project at 614 South 13th Street in Hawthorne, South Philadelphia. The building rises on the west side of the block between Kater and Bainbridge streets. Designed by ALMA Architecture, the building will span 35,653 square feet of space and will include a green roof, 16 units of affordable housing, and parking for 16 cars. Permits list the Benchmark Construction Group as the contractor and specify a construction cost of $5.5 million.
