Permits have been issued for the construction of a three-story, three-unit apartment building at 1740 North Marshall Street in North Philadelphia East. The new structure will rise from a vacant lot situated on the west side of the block between Cecil B. Moore Avenue and Montgomery Avenue. Designed by HDO Architecture, the building will span 3,577 square feet and will feature a cellar and a roof deck. Permits list Finch Development as the contractor.

Construction Complete at Fishtown Urby at 1700 North Front Street

A recent site visit by Philadelphia YIMBY has observed that construction work is complete at Fishtown-Urby, a five-story, 204-unit development underway at 1700 North Front Street in Fishtown. The building stands in place of a parking lot that spanned a block bound by the Front Street, which carries the elevated Market-Frankford subway line, to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot project offers 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The development also provides storage for 70 bicycles.

Permits Issued for 138-40 Tasker Street in Dickinson Narrows, South Philadelphia

Permits have been issued for the construction of a three-story, seven-unit residential development at 138-40 Tasker Street in Dickinson Narrows, South Philadelphia. The new building will rise on the south side of the block between South Front Street and South 2nd Street, near the corner of Tasker and 2nd. Designed by Fusa Designs, the structure will span 7,393 square feet and will feature a parking garage and two roof decks. Permits list Independence Construction Management as the contractor.

Construction Nears Completion at 416-24 Vine Street in Old City

A recent site visit by Philadelphia YIMBY has noted that construction work is almost complete at a six-story, 70-unit mixed-use building at 416-24 Vine Street in Old City. Designed by Ambit Architecture, the building will reach a height of 65 feet and feature commercial space on the ground floor and will offer parking.

The new building will rise on the west side of the block between West Allegheny Avenue and West Hilton Street. Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a six-story, 65-unit mixed-use building at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia. Designed by JKRP Architects, the structure will feature 83,667 square feet of residential area. All units will be designated as co-living spaces, boasting 239 beds in total. The project will also include 3,989 square feet of retail on the ground floor and 8,854 square feet of office and amenity space. A 17,790-square-foot underground garage will hold 41 parking spaces, with two being ADA-compliant and three designated for electric vehicles. A total of 22 bicycle spaces will be included, as well. Permits list a construction cost of $17.2 million.

Philly YIMBY’s recent site visit has found no signs of new construction work at a proposed single-story residential project proposed for development at 426-40 North 8th Street in Callowhill, Philadelphia. The building will be constructed on a parcel situated mid-block on a parcel bound by Callowhill Street, North 8th Street, and North 9th Street. Permits list MJ Settelen Construction LLC as the demolition contractor. Pomegranate LLC is responsible for the designs. Cro Construction LLC is listed as the contractor.

Construction Site Sits Fallow at 300 North Christopher Columbus Boulevard in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has found no signs of new construction work at the site of a a 315-foot-tall, 24-story high-rise development at 300 North Christopher Columbus Boulevard in Northern Liberties. The development will span nearly an entire city block, bordered by North Christopher Columbus Boulevard to the east, Vine Street to the south, Water Street to the west, and Callowhill Street to the north. Designed by Handel Architects and developed by The Durst Organization, the 316-foot-tall tower will feature 10,094 square feet of ground-level retail as well as a new public park as part of the development. The site is located on the Delaware River waterfront a block to the north of the Benjamin Franklin Bridge, on the border between Northern Liberties to the north and Old City to the south.

A recent site visit by Philly YIMBY has observed that construction work is well underway at a six-story, 31-unit apartment building at 326 North 12th Street in Callowhill, Lower North Philadelphia. The development will replace a parking lot bound by North 12th Street to the east, Wood Street to the south, and Carlton Street to the north. The new building will span 30,075 square feet and will feature an elevator, a 690-square-foot live/work office, an 832-square-foot roof deck, a parking garage for seven cars, and storage for 11 bicycles. The development team includes the Regis Group as the developer, Vikara Social Development as the owner’s representative, CANNOdesign as the architect, and the Regis Development Corp. as the contractor. Permits specify a construction cost of $3.2 million, of which $200,000 is allocated toward excavation.
