A recent site visit by Philadelphia YIMBY has confirmed that construction is complete at a three-story mixed-use development at 1500 Germantown Avenue in Olde Kensington. The development rises from a vacant, wedge-shaped property situated at the northwest cornet of Germantown Avenue and Jefferson Street. Designed by Cheryl Poulos Architect, the building will span 5,359 square feet, which will include over 1,000 square feet of ground-level commercial space, a cellar, and a roof deck. Permits list Philly Parking Solutions as the contractor and indicate a construction cost of $400,000.

Construction Complete at 2206 North 2nd Street in Norris Square

A recent site visit by Philadelphia YIMBY has confirmed that construction work has been completed at a three-story, mixed-use building at 2206 North 2nd Street in Norris Square, North Philadelphia. The structure replaces a vacant lot situated on the west side of the block between West Susquehanna and West Dauphin streets. The building rises from a 1,000-square-foot footprint and features 3,960 square feet of interior space, comprised of two residential units. The development feature full sprinkling. The roof deck apparently provides sweeping vistas, given a near-total lack of taller buildings nearby. Permits list Adeline Kupa as the owner, Paul Dietz as the design professional, and Qazim Kupa as the contractor. Construction costs are specified at $175,000.

Philadelphia YIMBY’s recent site visit has confirmed that construction work is complete at The Cecil, a mixed-use building at 1641-45 North 2nd Street in Olde Kensington, North Philadelphia. The project is situated on the east side of the block between Turner Street and Cecil B. Moore Avenue. Designed by CANNOdesign and developed by R+M Development Partners and BKP Development Group, the building rises five stories tall and features commercial space on the ground floor and 20 residential units above. Parking space is also included in the project.

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a six-story, 35-unit residential building at 2043-51 North Front Street in Fishtown, though permits were issued last October. Designed by CANNOdesign, the building will rise six stories tall and will feature commercial space on the ground floor and 35 bicycle spaces. Tester Construction is listed as the contractor.

Construction Nears Completion at 315 West Berks Street in Norris Square

Philadelphia YIMBY’s recent site visit has observed that construction is nearly complete at a three-story, three-unit residential building at 315 West Berks Street in Norris Square, North Philadelphia. The development will replace a vacant lot situated on the north side of the block between North Orianna Street and North 4th Street. The structure will span a 1,026-square-foot ground footprint and will contain 3,787 square feet of interior space, which gives an average of just over 1,200 square feet per apartment. Building features will include full sprinkling and a roof deck, which will offer unobstructed views in most directions. Permits list Jessie Claus as the owner, David McArthur as the design professional, and GTMO Development LLC as the contractor. Construction costs are stated at $250,000.

A recent site visit by Philadelphia YIMBY has confirmed that construction is complete at a single-family rowhouse at 1238 North Howard Street, near the confluence point of Fishtown and Olde Kensington. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building rise three stories, spans 1,539 square feet, and features a basement, a rear yard, and a roof deck.

Construction Nears Completion at 1118 North Front Street in Northern Liberties, North Philadelphia

Philadelphia YIMBY’s recent site visit has noted that construction work is nearing completion at a seven-story, 47-unit building at 1118 North Front Street near the junction of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The development will span 44,090 square feet and will feature ground-level commercial space. Permits list US Construction Inc. as the contractor and indicate a construction cost of $7.04 million.

Renovations Underway at 161 and 176 Conarroe Street in Manayunk, Northwest Philadelphia

Philadelphia YIMBY’s recent site visit has revealed that renovation work is underway at 161 and 176 Conarroe Street in Manayunk, Northwest Philadelphia. The building at 161 Conarroe Street will feature an addition of an interior elevator and garage area. The rest of the building will be converted to 20 apartments. The building will span 33,520 square feet, with work costs listed at $2 million. At 176 Conarroe Street, a three-story building is being converted into 15 apartments. The building will spam 23,300 square feet and renovation costs are specified at $1.5 million.

Construction Not Yet Started at 26 South 42nd Street in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBY has observed that neither demolition nor construction work has yet started at 26 South 42nd Street, the site of a planned seven-story, 63-unit mixed-use building in Spruce Hill, West Philadelphia. The structure will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the development will span 56,664 square feet and include 4,828 square feet of retail. The provision of 42 bicycle spaces will be well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and specify a construction cost of $6.8 million.

A recent site visit by Philadelphia YIMBY has noted that construction continues to advance at a seven-story, 128-unit mixed-use development at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The project will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are specified at $15.3 million.
