Finishing Touches Underway at Apartment Complex at 1301 Ridge Avenue in Poplar, Lower North Philadelphia

A recent site visit by Philadelphia YIMBY has noted that finishing touches are underway at a multi-building development at 1301-07 Ridge Avenue in Poplar, Lower North Philadelphia. 1301 Ridge Avenue, the building situated at the south end of the wedge-shaped site, boasts stats representative of the complex; it will span a footprint measuring 994 square feet and will hold 3,814 square feet of interior space, which translates into spacious apartments measuring well over 1,000 square feet each. The structure will be fully sprinkled. Permits list Greenway Plaza LLC as the owner, Brett Harman as the design professional, and Liu Construction LLC as the contractor. Construction costs are specified at $380,000.

Construction Still Pending at 1428 Callowhill Street in Spring Garden, Lower North Philadelphia

A recent site visit by Philadelphia YIMBY has revealed that, roughly a year after the project reveal, construction has still not started at the site of a 13-story, 162-unit building planned at 1428 Callowhill Street in Spring Garden, Lower North Philadelphia, though construction permits have been issued at the end of 2021. Designed by j2a Architects, the structure will span 117,624 square feet and feature parking for 31 cars and 74 bicycles. Permits list BSI Construction as the contractor and specify construction costs of $19 million.

Construction Advances at Broad and Noble in Callowhill, North Philadelphia

A recent site visit by Philadelphia YIMBY shows significant construction progress at Broad and Noble, a 19-story, 344-unit complex underway at 435-43 North Broad Street in Callowhill, Lower North Philadelphia, since our last visit in April. The project derives its name from its location at the northeast corner of Broad and Noble streets. Designed by Barton Partners and developed by Toll Brothers, with Clemens Construction Company as the contractor, the building has risen nearly to its full height of 231 feet, with fireproofing and interior partition work currently in progress. Upon completion, the project will span 371,302 square feet and will feature retail and underground parking. Permits list a construction cost of $70 million.

Construction Advances at Vine Street Apartments in Callowhill

Philadelphia YIMBY’s recent site visit has revealed that construction work continues to advance at Vine Street Apartments, a 120-unit residential complex at 1201-09 Vine Street in Callowhill in Lower North Philadelphia. Designed by Cadre Design, the development consists of a renovation of an existing structure and a two-story vertical extension of the six-story prewar Jarvis Building at 1209 Vine Street, as well as the addition of a ground-up, eight-story extension at the northwest corner of Vine Street and North 12th Street. The development team features the Meritis Group as the owner, Equinox Management as the contractor, Cornerstone Consulting as the engineer, Macintosh Engineering as the structural engineer, and GNP Design Group as the MEP engineer.

Philadelphia YIMBY’s recent site visit has revealed that façade installation continues to progress at a seven-story, 146-unit mixed-use building at 741 Spring Garden Street in Poplar, Lower North Philadelphia. Designed by JKRP Architects and developed by Arts + Crafts Holdings, with Camfred Construction as the contractor, the project will span 99,114 square feet, which includes retail, as well as car and bicycle parking. Permits specify a construction cost of $4.95 million.

A recent site visit by Philly YIMBY has observed that construction work is nearly complete at a seven-story, 181-unit rental building at 1306-14 Callowhill Street in Callowhill, Lower North Philadelphia. Designed by Bernardon, the development spans 184,679 square feet and will feature 3,208 square feet of retail as well as 51 parking spaces. Permits specify a construction cost of $18 million.

Construction Advances at 139 North 23rd Street in Logan Square, Center City

Philadelphia YIMBY’s recent site visit has observed that construction work continues to progress at a four-story, 115-unit residential development at 139 North 23rd Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the development will span 122,576 square feet and will offer residents an accessible green roof and a 42-car underground garage. The development team was permitted to include the current unit count via The green roof and mixed-income density bonuses were applied to bring the project up to its current unit count. Permits specify construction costs $35 million.

A recent visit by Philly YIMBY has observed that construction has still not started at a six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington, though permits had been issued last year. Designed by Harman Deutsch Ohler Architecture (also known as HDO Architecture), with Turn Key Realty LLC as the contractor, the massive development will span 412,703 square feet and cost at $72 million to construct.

Philly YIMBY’s recent site visit has noted that construction has still not started at a six-story, 65-unit mixed-use building proposed at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia, despite having received construction permits in 2021. Designed by JKRP Architects, the structure will feature 83,667 square feet of residential area. All units will be designated as co-living spaces, boasting 239 beds in total. The project will also include 3,989 square feet of retail on the ground floor and 8,854 square feet of office and amenity space. A 17,790-square-foot underground garage will hold 41 parking spaces, with two being ADA-compliant and three designated for electric vehicles. A total of 22 bicycle spaces will be included, as well. Permits list a construction cost of $17.2 million.

A recent site visit by Philly YIMBY has observed an apparent slowdown in construction prep at the site of a proposed 11-story, 11-unit mixed-use development at 4400-14 Market Street in Spruce Hill, West Philadelphia. The building, situated on the southwest corner of the intersection of South 44th and Market streets, will span 103,175 square feet and include commercial space on the ground floor along Market Street. Permits specify construction costs at $17 million.
