A recent site visit by Philadelphia YIMBY has observed that a site has been cleared for the construction of a three-story two-family rowhouse at 2022 North 3rd Street in Norris Square. The structure will replace a vacant lot sited on the west side of the block between West Norris Street and Diamond Street. Designed by the Here’s The Plan, LLC, the structure will span 2,800 square feet and will feature a basement and a roof deck. Permits specify the Enam Abazi as the contractor.

Foundation Work in Progress at 2240 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed that foundation work is in progress at a four-story, six-unit mixed-use building under construction at 2240 Frankford Avenue in Fishtown. The project borders Frankford Avenue to the south, Trenton Avenue to the north, and East Dauphin Street to the east. Designed by Mt. Alto Design + Drafting, the building will offer commercial space at the ground floor and balconies in select units. Permits list Kaps Construction as the contractor and specify a construction cost of $450,000.

Construction Complete at 2328-44 North 2nd Street in West Kensington

Philadelphia YIMBY’s recent site visit has confirmed that construction work is complete at a four-story, 33-unit residential building at 2328-44 North 2nd Street in West Kensington. The wood-framed structure, situated on the west side of the block between West Dauphin and West York streets, replaces a parking lot and an auto service facility. The development spans 41,940 square feet and features a roof deck. Permits list G.A.C. Construction Development as the contractor and specify construction costs at $6 million.

Construction Nearly Complete at 1709 and 1711 Snyder Avenue in West Passyunk, South Philadelphia

A recent site visit by Philadelphia YIMBY has observed that construction work is nearing completion at a pair of three-story, two-unit mixed-use rowhouses at 1709 and 1711 Snyder Avenue in West Passyunk, South Philadelphia, which will offer a combined total of four residential units. The new buildings replace a pair of similarly-sized three-story rowhouses on the north side of the block between South 17th and South Colorado streets. Designed by KCA Design Associates, each building spans 3,380 square feet, of which around just under 1,000 square feet will consist of commercial space, and will feature a basement and a roof deck. Permits list LNHA New Homes as the contractor and specify a construction cost of $350,000 for each.

The structure spans 8,239 square feet and feature commercial space on the ground floor. Construction costs are listed at $1.07 million.

The new structure replaces a parking lot situated on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building will span 51,623 square feet and will feature ground-level retail, a basement, and a shared roof deck. Permits list the Tester Construction Group as the contractor and indicate a construction cost of $10.5 million.

The structure will replace a vacant lot on the east side of the block between Westminster Avenue and Wyalusing Avenue. Philadelphia YIMBY recently visited the construction site of a six-story, 127-unit development underway at 1901-19 East York Street in East Kensington. The new structure rises on the eastern corner of the intersection of East York and Jasper streets. Designed by LRK, the development will span 115,293 square feet and feature artist studio space on the ground floor. The complex will offer elevator service, balconies, a green roof, and parking for 27 cars. Permits list Equinox Management & Construction as the contractor and indicate a construction cost of $20.4 million.

Construction Not Yet Started at 2401 North 2nd Street in West Kensington

A year and a half after YIMBY originally shared news of permit issue, our latest site visit has discovered that construction has still not started at a six-story, 102-unit residential building proposed at 2401 North 2nd Street in West Kensington. The project will span a half-block-sized lot bordered by North 2nd Street to the west, West York Street to the south, and Palethorp Street to the east. Designed by T + Associates Architects, the structure will span 101,020 square feet feature a roof deck, and a green roof, and a parking garage. Permits specify construction costs at $8.35 million.
