The building features a cellar and three condominium units, each with access to a roof deck that offer extensive views of the skyline thanks to the structure’s prominence above its surroundings. Permits list RDM Construction LLC as the contractor and a construction cost of $241,000.

Renovation and Construction Imminent at 141-43 North 4th Street in Old City

Last month, Philadelphia YIMBY reported that permits have been issued for renovation and an addition at 141-43 North 4th Street in Old City. Designed by Designblendz, the development will rise from a through-block site that stretches from North 4th to North Orianna streets and will involve renovation of a historic four-story, 18,160-square-foot building on 4th Street and the construction of a six-story, 19,406-square-foot annex at Orianna Street. In total, the project will span 37,566 square feet and feature 36 residential units as well 13 off-site accessory parking spaces and ten bicycle spaces. Permits list John G. Traver Co. Inc. as the owner, Pioneer Construction and Development Corporation as the contractor, and a construction cost of $2.86 million.

Construction Nearly Complete at The Vine in Francisville, Lower North Philadelphia

A recent site visit has revealed that construction is nearly wrapped up at The Vine, a 24-unit condominium project underway at 1723 Francis Street in Francisville (alternately Fairmount), Lower North Philadelphia. Designed by Gnome Architects, developed by the Stamm Development Group, and constructed by PB+DC (Point Builders and Design Concepts), the project consists of a partial demolition and renovation of a three-story prewar building and the construction of a new four-story extension. The building will span 20,971 square feet of floor space and feature 18 parking spaces in a ground-level garage. A shared roof deck will offer greenery, gathering and lounge space, and views of the skylines of Center City, University City, and Temple University. Construction costs are specified at $1.26 million.

A recent site visit by Philly YIMBY has revealed that construction nears completion at LVL North, a seven-story, 410-unit mixed-use development at 510 North Broad Street in Spring Garden, Lower North Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the development will include a GIANT supermarket that will span roughly one-third of the 378,000-square-foot structure.
