Cleared Site Awaits Construction at 1101-33 South 9th Street in the Italian Market in South Philadelphia

Philly YIMBY’s recent site visit has observed little notable progress at the site of a proposed seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market in South Philadelphia, since our last visit in February. The structure will rise at the southeast corner of 9th Street and Washington Avenue, replacing a large parcel that has long sat vacant. Designed by BLT Architects, the development will span 204,351 square feet and feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.

Construction Still On Hold at 933 North Penn Street in Northern Liberties, North Philadelphia

As a recent Philly YIMBY site visit has observed, well more than a year after permits were issued, construction has still not started at a seven-story, 196-unit multi-family development proposed at 933 North Penn Street in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the project will rise directly on the Delaware River waterfront and will include a pedestrian promenade at the ground level. The structure will span 187,636 square feet of gross floor area and will offer parking for 57 cars and 66 bicycles.

Construction Continues at Broad and Washington at 1001 South Broad Street in Hawthorne, South Philadelphia

Philly YIMBY recently visited the site and documented the construction at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the complex will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot complex will cost nearly $306 million to construct.

Construction Tops Out at 1425 North 7th Street in Ludlow, North Philadelphia

Philly YIMBY’s recent site visit has observed that construction has topped out at a three-story, three-unit residential building at 1425 North 7th Street in Ludlow, North Philadelphia. The development is situated on the east side of the block between Master and Jefferson streets. Designed by SanBarDesign, the structure will span 3,369 square feet and will feature a basement, a 753-square-foot roof deck, and approximately nine-foot-high ceilings. Permits list Santech Construction Corp. as the contractor and specify a construction cost of $230,000.

Construction Complete at 943-49 Washington Avenue in Bella Vista, South Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction work is complete at a five-story, 24-unit residential building underway at 943-49 Washington Avenue in Bella Vista, South Philadelphia. The project rises on the northeast corner of the intersection of Washington Avenue and South 10th Street, just to the north of the Italian Market. Upon completion, The building will span 29,535 square feet and will feature ground-level retail. Permits list TBC LLC as the contractor and Lonny Rossman as the design professional. Construction costs are specified at $4.2 million.

YIMBY Takes a Closer Look at Chocolate Factory Development at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

Recently, Philly YIMBY shared an update covering the redevelopment of the former Frankford Chocolate Factory site at 2101 Washington Avenue in Graduate Hospital, South Philadelphia, where a six-story, 247-unit mixed-use building is currently rising; today we share additional site documentation of this notable development. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and a construction cost of $40 million. Construction is also well underway at the townhouse portion of the project, which consists of 40 four-story, two-family dwellings, arranged in two rows of 20 and separated by a mid-block drive aisle. The typical structure will span 2,416 square feet and will feature a roof deck and parking.

Construction Complete at 2120 Fitzwater Street in Graduate Hospital, South Philadelphia

Philly YIMBY’s recent site visit has confirmed the completion of construction at a three-story, four-unit residential development at 2118-20-Fitzwater-Street in Graduate Hospital, South Philadelphia. Located on the south side of the block between South 21st Street and South 22nd Street, the structure will rise from a 1,091-square-foot footprint and will contain 3,550 square feet of interior space, lending an average of 888 square feet per unit. Permits list Genece E. Brinkley as the owner, Scott Woodruff as the architect, and Chris Steinbiss as the contractor. Construction is expected to cost $400,000.

Philadelphia YIMBY’s recent site visit has noted continued progress at a four-story, 42-unit mixed-use project under construction at 841-51 South 2nd Street in Queen Village, South Philadelphia. The building rises at the northeast corner of 2nd and Christian streets. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), the development will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor, as well as a roof deck. Permits list Indian Harbour Asset Management LLC as the contractor and a construction cost of $6.79 million.

A recent site visit by Philly YIMBY has revealed that construction work has been completed at a four-story, six-unit mixed-use building at 2731 Federal Street in Grays Ferry, South Philadelphia. The structure spans a wedge-shaped lot at the eastern corner of Federal Street and Grays Ferry Avenue. Designed by Gnome Architects, the development spans 9,067 square feet, of which 2,979 square feet of space is designated as commercial, and features a basement and a roof deck. Permits specify the CAL Development Group LP as the contractor and indicate a construction cost of $1.1 million.

A recent site visit by Philly YIMBY has observed continued construction progress at a multi-building mixed-use development at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by Core Realty, the development, also known as 918-80 North Delaware Avenue, will consist of five seven-story buildings as well as a smaller single-story structure. The complex will hold a total of 418,480 square feet of space and include 426 residential units.
