The new building will rise from a vacant lot located on the west side of the block between West York Street and West Cumberland Street. Designed by JT Ran Expediting, the structure will span 3,669 square feet (with an average of over 1,200 square feet per apartment) and will feature a basement and a roof deck. Permits list JPL Construction as the contractor and specify a construction cost of $280,000, of which $40,000 is allocated toward construction.

Permits have been issued for the construction of a three-story two-family residential rowhouse at 4250 Ogden Street in Belmont, West Philadelphia. The building will rise from a vacant lot located on the southeast corner of the intersection of Ogden Street and North 43rd Street. Designed by JOs. Serratore & Co. Permits Issued for 200-Unit Mixed-Use Development at 1625-35 North 5th Street in Olde Kensington

Permits have been issued for the construction of a six-story, 200-unit mixed-use development at 1625-35 North 5th Street in Olde Kensington. The new structure will rise from a vacant trapezoidal lot situated on the east side of the block between West Oxford Street and Cecil B. Moore Avenue. Designed by HDO Architecture, the structure will span 133,326 square feet, which, in addition to the abovementioned 200 apartments, will include several thousand square feet of commercial space, over 1,000 square feet of miscellaneous assembly space, artist studios, and parking. Permits list Urban Renewal Builders as the contractor and specify a construction cost of $20.1 million, of which $300,000 is allocated toward excavation.

Permits have been issued for the construction of a three-story mixed-use building at 436 Diamond Street in Norris Square, North Philadelphia. The structure will replace a vacant lot at the southwest corner of Diamond and North Orkney Street. Designed by SanBarDesign, the project will span 1,883 square feet and will feature a basement, commercial space at the ground level and two residential units above. Permits list Elkins LTD as the contractor and specify a construction cost of $280,000, of which $55,000 is allocated toward construction.

Philly YIMBY’s recent site visit confirms that construction has not yet begun at the three-story single-family rowhouse proposed at 1816 Seybert Street in Cecil B. Moore, North Philadelphia, as seen in a recent site visit by Philly YIMBY. The development will replace a vacant lot on the south side of the block between North 18th and North 19th streets, situated a block east of the Girard College campus Designed by Carolina Pena of Parallel Architecture Studio LLC, the structure will span 1,987 square feet and will feature a cellar, a roof deck, and full sprinkling. Permits list BI Direct LLC as the contractor.

Site Remains Vacant at 1735 Seybert Street in Cecil B. Moore, North Philadelphia

Philly YIMBY’s recent site visit shows that a site slated for construction continues to sit vacant at 1735 Seybert Street in Cecil B. Moore, Lower North Philadelphia, after the demolition of a vacant two-story single-family rowhouse. An attractive wood plank fence encloses the vacant lot. The work was performed as part of the City of Philadelphia demolition program. Permits listed Francis Henriquez of FH Demolition as the contractor and a work cost of $13,995.

Permits have been issued for the construction of a three-story single-family dwelling at 2121 East Dakota Street in East Kensington. The new building will rise from a vacant lot sited on the northeast side of the block between Amber Street and Trenton Avenue. The development will span 1,500 square feet and will feature a cellar and a roof deck. Permits list Paul Dietz as the design professional and Fidan Basha as the contractor.

YIMBY Shares Streets Handbook Checklist for Tioga District’s Diamond Health Hub Proposed in North Philadelphia West

Earlier this month, YIMBY shared floor plans and planning infographics for Tioga District’s Diamond Health Hub, a five-story, 120-unit mixed-use development proposed at 2024-32 North 22nd Street in North Philadelphia West; today we share the project’s Complete Streets Handbook Checklist, a rather technical documentation set included in the project’s Civic Design Review submission. The development will rise from a through-block lot sited between by North 22nd Street to the east and North Croskey Street to the west. Designed by Oombra Architects, the building will offer 49,423 square feet of residential space, 10,567 square feet of commercial space, and parking for nine cars and 28 bicycles. The residences will be designated for mixed-income seniors aged 55 and above.

YIMBY Looks at Amenities at The Luxe at 1705 North American Street in Norris Square

Last week, YIMBY ran an in-depth publication covering The Luxe Phase I, a six-story, 96-unit rental development nearing completion at 1705 North American Street in Norris Square; while the piece focused on the building from its architectural and urban planning standpoint, today we venture into its residential experience by focusing on its amenities. Listed under a full address of 1705-41 North American Street and alternatively called The Luxe Fishtown (the development website describes the neighborhood as Fishtown West), the building spans a through-block lot that extends from North American Street to the west to North Philip Street to the east. Designed by the Atrium Design Group and Stantec, the structure will span 95,000 square feet and feature around 9,900 square feet of ground-floor retail, a roof deck, and parking for 44 cars and 72 bicycles, and other amenities that are covered below. Permits list Turn Key Realty as the contractor and indicate a construction cost of $15 million.

Construction Advances at 1700 North Front Street in Fishtown

Philadelphia YIMBY’s recent site visit has noted significant construction progress at a five-story, 204-unit building underway at 1700 North Front Street in Fishtown. The development rises in place of a parking lot that spanned a block bound by the Front Street, which carries the elevated Market-Frankford subway line, to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot project will offer 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The development will also provide parking for 70 bicycles.
