The developer’s “opportunities” page states that the site is currently available for development and can support 642,816 square feet of buildable space at a floor-to-area ratio of 12:1, or whopping 1,071,360 square feet at an FAR of 20. Discounting any potentially applicable height limits, the site is theoretically capable of housing a skyscraper that rises well over 50 stories, a podium with ample retail space, and still have enough leftover room for a public plaza and/or promenade.

The 26th place on Philly YIMBY’s December 2021 Development Countdown goes to the 275-foot-tall, 19-story residential tower proposed at 619 North Broad Street in Poplar, Lower North Philadelphia. Designed by Varenhorst for KFA Investment, the development is proposed on the east side of Broad Street, between Mount Vernon and Wallace streets. No permits have yet been filed, and our recent site visit did not find any signs of ongoing construction activity.

Parkway Corporation, the proprietor of multiple parking lots and other real estate in Center City and beyond, seeks to redevelop a parking lot, likely in conjunction with a partner, at 26-30 South 21st Street in Center City West. The 26,127-square-foot, L-shaped site is bounded by 21st Street to the east, Van Pelt Street to the west, and Ludlow Street to the north. According to Parkway documentation, the site is situated within a CMX-4 mixed-use district and can accommodate 130,635 square feet of built space at a floor-to-area ratio of 5:1, or 313,524 square feet of space at an FAR of 12:1. With the right design, and height limits notwithstanding, the site may accommodate a development rising around 30 or so stories.

Demolition Imminent at Site of 23-Story Tower Proposed at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia

The 27th place on Philly YIMBY’s December 2021 Development Countdown goes to the 260-foot-tall, 23-story residential tower planned at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will offer 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Although demolition permits have recently been filed, our recent site visit that demolition has not yet begun.

Developer Equus Capital Partners has announced the start of development on 400 West Elm, a 13-story, 348-unit residential high-rise at 400 West Elm Street in Conshohocken, PA, in the greater Philadelphia metropolitan area. Designed by JDAVIS (which is also responsible for interior design), the building will rise on the Schuylkill River waterfront, less than 2,000 feet to the northwest of the Conshohocken Station of SEPTA Regional Rail. The development team bills the project as one that will offer luxury apartment accommodations of an urban caliber that is rarely seen in the area.
