Construction is anticipated for an 46-unit residential development at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the project will consist of a six-story building at 211 Vine Street, which will span 61,694 square feet, two new townhouses at 207A and 207B and 209 Vine Street, and a multi-family renovation of a historic prewar house at 209 Vine Street. The development will also include parking for 18 vehicles. Although permits have been filed last year, Philadelphia YIMBY’s recent site visit revealed that construction work has not yet started at the site.

Site Awaits Construction of 49-Unit Building at 200 Race Street in Old City

No progress has been made yet at 200 Race Street in the Old City section of Center City, where a six-story, 49-unit mixed-use building was proposed some time ago. YIMBY last reported on the development September 2020. Although we were excited by the attractive, high-density development designed by Ambit Architecture, in the year-plus span that has passed since, no permits have been filed for neither demolition nor new construction. As expected, our recent site visit also revealed no activity at the site, with the two single-story retail structures still standing, although both appear to be shuttered and vacant.

Completion Nears at Six-Unit Residential Building at 214 North 12th Street in Chinatown, Center City

Philadelphia YIMBY’s recent site visit has revealed that construction is nearly complete at the four-story, six-unit residential building at 214 North 12th Street in the western section of Center City’s Chinatown, in an area alternately known as the Convention Center District. The development replaces an attractive Colonial-style townhouse. According to filings, the new structure spans 5,190 square feet, leading to an average of around 850 square feet per unit, and features full sprinkling. Permits list Kaing Estate LLC as the owner and Liu Construction LLC as the contractor. Construction costs are specified at $200,000.

Permits have been issued for the construction of a three-story, 16-unit residential building at 1901-09 North 33rd Street in Strawberry Mansion, North Philadelphia. The development will replace a vacant lot bound by North 33rd Street to the west, West Berks Street to the south, and Monument Street to the north, situated across from Fairmount Park. The structure will be built in four compartments separated by a fire wall, with each compartment containing four bi-level units. Building features include full sprinkling and parking for six bicycles. According to city permits, the site is under the ownership of the Philadelphia Land Bank. The development will rise on a large site situated just to the north of Roosevelt Boulevard and just to the east of the Northeast Tower Center shopping mall. The building will be fully sprinkled. Permits list Truman Gee as the design professional, Swinerton Builders as the contractor, and a construction cost of $6 million.
