Philadelphia YIMBY’s recent site visit has revealed that construction work has still not started at the site of a 136-unit mixed-use building at 4145 Chestnut Street in University City, West Philadelphia. Designed by Coscia Moos Architecture, the 152,230-square-foot building will rise seven stories tall and will feature commercial space on the ground floor and a roof deck at the pinnacle. Construction costs are indicated at $14.6 million.

Construction Tops Out at 4211-13 Chestnut Street in University City, West Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction work has reached the highest point at a multi-family building at 4211-13 Chestnut Street in University City, West Philadelphia. The structure now stands six stories tall and is on its way to house 100 residential units. The development will span 68,210 square feet and will feature a roof deck. Construction costs are listed at $4 million.

Construction Complete at Drexel University Health Sciences Building at 3601 Filbert Street in University City, West Philadelphia

Philadelphia YIMBY visited the recently completed Drexel University Health Sciences Building at 3601 Filbert Street in University City, West Philadelphia. Also known as the Drexel College of Nursing and Health Professions or the Wexford Drexel Academic Tower, the building rises 14 stories, with 12 primary plus two mechanical floors, and is designed by Ballinger and developed by Wexford Science & Technology, with Turner Construction as the contractor. Upon its anticipated completion later this year, the structure will span over 450,000 square feet and will house Drexel University’s College of Nursing and Health Professions as well as a significant portion of the functions of the College of Medicine. The building is a part of Wexford’s and Drexel’s 14-acre, jointly-developed uCity Square complex, which is rapidly transforming the northern section of University City.

Permits Issued for 4814-18 Griscom Street in Frankford, Northeast Philadelphia

Permits have been issued for the construction of a three-story, 16-unit apartment building at 4814-18 Griscom Street in Frankford, Northeast Philadelphia. The structure will rise from an overgrown vacant lot and a two-story building on the northwest side of the block between Foulkrod Street and Harrison Street. The building will feature elevator service and a roof deck. Permits list Star Homes Management as the owner and Tri Construction LLC as the contractor. Construction costs are specified at $386,000.

Site Prep Continues at 2301 John F. Kennedy Boulevard in Center City West

Philadelphia YIMBY’s recent site visit has observed that site prep work continues at a 307-foot-tall, 23-story mixed-use high-rise underway at 2301 John F. Kennedy Boulevard in Center City West. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which also serves as the contractor), the curvy edifice will rise on a slender-wedge shaped lot by the Schuylkill River waterfront and will contain 334,201 square feet of interior space. The project will offer 287 residential units as well as office space and parking for 44 cars and 96 bicycles. Permits specify a construction cost of $105 million.

Foundations Work Continues at 3151 Market Street in University City, West Philadelphia

A recent site visit by Philadelphia YIMBY has noted that foundation work continues at 3151 Market Street in University City, West Philadelphia. The development rises on the north side of Market Street between North 30th and North 32nd streets, with John F. Kennedy Boulevard to the north. Designed by Gensler and developed by Brandywine Realty Trust, the building will rise 226 feet and 14 stories and will span 495,000 square feet. The structure will house office and laboratory space, as well as retail on the ground floor.

A recent site visit by Philadelphia YIMBY has noted the start of construction work at Amy Gutmann Hall at 3317-23 Chestnut Street in University City, West Philadelphia. Designed by Lake Flato Architects, with KSS Architects as the architect of record and Ground Control Collaborative as landscape designer, the building will rise six stories and span 115,954 square feet, and will feature classrooms, collaborative spaces for student projects, and a data science hub. The total construction cost is specified at $68.3 million.

Designed by SITIO Architecture + Urbanism, the building is projected to rise six stories tall and span 223,848 square feet. Project features include parking for 92 cars and 154 bicycles.

Construction Progresses at 4240 Chestnut Street in Spruce Hill, West Philadelphia

Philadelphia YIMBY’s recent site visit has observed sustained construction progress at a seven-story, 128-unit mixed-use development at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The development will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are indicated at $15.3 million.

Construction Underway at 4301 Chestnut Street in Spruce Hill, West Philadelphia

A recent site visit by Philadelphia YIMBY has noted construction progress at a 275-unit mixed-use project rising at 4301 Chestnut Street in Spruce Hill, West Philadelphia. Designed by JKRP Architects, the building will rise seven stories tall and feature 30,300 square feet of retail space on the ground floor. The residential space will total 147,562 square feet. Amenity space on the second floor will span 3,278 square feet, with 7,895 square feet of common space on the ground floor. A 6,055-square-foot roof deck will be located at the top of the building. An underground garage will hold 75 parking spaces, with two expected to be handicap accessible, one set to be van accessible, four for electric vehicles, and two interior loading spaces.
