A recent site visit by Philly YIMBY shows that a property continues to sit vacant at 1735 Seybert Street in Cecil B. Moore, Lower North Philadelphia, several years after the demolition of a vacant two-story single-family rowhouse. A wood plank fence encloses the vacant lot. The work was performed as part of the City of Philadelphia demolition program. Permits listed Francis Henriquez of FH Demolition as the contractor and a work cost of $13,995.

Philadelphia YIMBY’s recent site visit has noted that construction work is nearing completion at a 32-story, 378-unit high-rise residential building at 204 South 12th Street in Midtown Village, Center City. The structure spans a site bound by South 12th Street to the east, St. James Street to the south, and Chancellor Street to the north. Designed by BLT Architects, with Hunter Roberts as the contractor, the structure will rise to a height of 366 feet and span 401,870 square feet. Permits specify a construction cost of $111.7 million.

A recent site visit by Philly YIMBY has revealed that construction work is complete at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The structure rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Philly YIMBY’s recent site visit has confirmed that construction work is complete at a single-family structure at 2521 West Jefferson Street in Brewerytown, North Philadelphia. The site is located at the northwest corner of Jefferson Street and North Stillman Street, close to the Sharswood neighborhood to the east. The building will occupy a 900-square-foot footprint and will feature a cellar and a roof deck. 1234 Properties LLC is the listed owner.

Philly YIMBY’s recent site visit has observed sustained construction progress at Dairy Lofts, a four-story, 17-unit apartment building at 1502-08 North 25th Street in Brewerytown, North Philadelphia. The project replaces a dilapidated commercial building on the west side of the block between Jefferson Street and West Oxford Street. Designed by KCA Design Associates, the structure will feature a basement, a green roof, six bicycle parking spaces, and full sprinkling. Permits list Phillyprop Re 2018 LLC as the owner, Manuel L. Ribeiro as the contractor, and a construction cost of $1.9 million.

Philly YIMBY’s recent site visit has noted that construction work has still not started at a commercial renovation and vertical expansion for a three-story prewar building at 725-29 South Broad Street in Hawthorne, South Philadelphia. Designed by CANNOdesign, the structure, located on the east side of South Broad Street on the block between Bainbridge and Fitzwater streets, will rise five stories. Permits list Santech Construction Corp. as the contractor and a construction cost of $3.8 million.

A recent site visit by Philly YIMBY has noted continued construction progress at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the development will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot project will cost nearly $306 million to build.

Construction Still Not Commenced at 1223-45 Washington Avenue in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY has observed that construction has still not started on a 12-story, 375-unit mixed-use project at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. The property spans a nearly 50,000-square-foot lot bound by Washington Avenue to the south, South 13th Street to the west, and Kimball Street to the north. Designed by BKV Group, the building will rise to a height specified at 154 feet and span 372,721 square feet. The project will include commercial space on the ground floor along Washington Avenue as well as an underground parking garage and space for 184 bicycles. Permits list Post General Contracting as the contractor and specify a construction cost of $62 million.

Site Continues to Await Construction at 1208 Chestnut Street in Midtown Village, Center City

Philadelphia YIMBY’s recent site visit has observed that demolition work has still not started at the site of a 49-unit apartment building proposed at 1208 Chestnut Street in Midtown Village, Center City, even though demolition permits have already been issued for the dilapidated three-story structure currently occupying the property. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.

Construction Still Not Started at 1101-33 South 9th Street in the Italian Market in South Philadelphia

Philly YIMBY’s recent site visit has observed that construction has still not started at the site of a proposed seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market in South Philadelphia, although site prep is currently underway. The structure will rise at the southeast corner of 9th Street and Washington Avenue, replacing a large parcel that has long sat vacant. Designed by BLT Architects, the development will span 204,351 square feet and feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.
