A recent site visit by Philly YIMBY has discovered that construction is well underway at five-story mixed-use development at 3515 Midvale Avenue in East Falls, Northwest Philadelphia. The building will rise from a 13,050-square-foot footprint and yield 40,500 square feet, with 36 apartments and three commercial spaces on the ground floor, measuring 2,800, 1,200, and 565 square feet, and will also offer a roof deck and 12 bicycle spaces. Tester Construction is the contractor for the project. Construction costs are listed at $5.6 million.

A recent site visit by Philly YIMBY has found construction well underway at Ridge Flats, a five-story mixed-use development rising at 4300-26 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Morris Adjmi Architects, the 180,879-square-foot development will contain around 10,000 square feet of retail space, 142 residential units, 117 partially covered surface parking spaces, and a green roof. Permits list Kinsley Construction as the contractor. The construction cost is stated at $30.5 million.

Construction of a four-story, 33-unit development is anticipated at 701-13 Cecil B. Moore Avenue in North Philadelphia East near Temple University. The structure will span the entire northern side of the block between North 7th and North 8th streets. Designed by Ruggiero Plante Land Design, the development will span 40,325 square feet and will offer several thousand square feet of commercial space as well as a residential component that includes four affordable units. Features include elevator service, 11 bicycle parking spaces, and full sprinkling. Permits list Mogil Real Estate Company as the owner, D N Construction Company as the contractor, and a construction cost of $3.25 million.

Designed by HDO Architecture, the structure will span 174,544 square feet structure and feature a 10,500-square-foot commercial space on the ground floor, as well as full sprinkling and parking. Permits list 4501 Kelly Partners LP as the owner, Turn Key Realty LLC as the contractor, and a construction cost of $17.4 million.

A recent site visit by Philly YIMBY has discovered that renovation work is underway at 106 South 42nd Street in Walnut Hill, West Philadelphia. The development is situated on the west side of the block between Chestnut and Sansom streets. Designed by HDO Architecture, the project will involve renovations interior renovations to a prewar rowhouse and construction of a rear addition, which will expand the 3,406-square-foot building to 6,112 square feet and nine apartments. Permits list Zhu Fengjun as the contractor and a construction cost of $526,050.

Philly YIMBY recently made its way uptown to Northwest Philadelphia to check out local construction, and one of our site visits discovered that excavation is currently underway at 3503 Midvale Avenue in East Falls. The development is situated at the bottom of a hill on the west side of the block between Cresson Street and Warden Drive. Designed by M Architects, the building will rise five stories, span 26,477 square feet, and hold 33 apartments. Two commercial spaces will be situated on the ground floor. Features will include a roof deck, full sprinkling, and 15 parking spaces. Permits list Midvale Commons LLC as the owner, ANC Builders Inc. as the contractor, and a construction cost of $5 million.

Demolition Anticipated at 1600 Carpenter Street in Graduate Hospital, South Philadelphia

Philly YIMBY recently visited the site of a 191-unit mixed-use development proposed at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, of which 119 will be located in an underground garage in the apartment building, and 22 more will be situated in the townhouses.

A recent site visit by Philly YIMBY has discovered that construction is underway at a four-unit mixed-use building proposed at 709 South 50th Street in Cedar Park, West Philadelphia, which received permits last September. The development is located on the northeast side of the block between Willows Avenue and Pentridge Street. Designed by CANNOdesign, the building will rise three stories (four if including the third-floor mezzanine), span 4,990 square feet and feature commercial space on the ground floor and a roof deck. Permits list GRIT Construction as the contractor. Construction costs are specified at $437,000.
