Philly YIMBY’s recent site visit confirms that construction has not yet begun at the three-story single-family rowhouse proposed at 1816 Seybert Street in Cecil B. Moore, North Philadelphia, as seen in a recent site visit by Philly YIMBY. The development will replace a vacant lot on the south side of the block between North 18th and North 19th streets, situated a block east of the Girard College campus Designed by Carolina Pena of Parallel Architecture Studio LLC, the structure will span 1,987 square feet and will feature a cellar, a roof deck, and full sprinkling. Permits list BI Direct LLC as the contractor.

Philly YIMBY’s recent site visit shows that a site slated for construction continues to sit vacant at 1735 Seybert Street in Cecil B. Moore, Lower North Philadelphia, after the demolition of a vacant two-story single-family rowhouse. An attractive wood plank fence encloses the vacant lot. The work was performed as part of the City of Philadelphia demolition program. Permits listed Francis Henriquez of FH Demolition as the contractor and a work cost of $13,995.

Permits have been issued for the construction of a three-story single-family dwelling at 2121 East Dakota Street in East Kensington. YIMBY Shares Streets Handbook Checklist for Tioga District’s Diamond Health Hub Proposed in North Philadelphia West

Earlier this month, YIMBY shared floor plans and planning infographics for Tioga District’s Diamond Health Hub, a five-story, 120-unit mixed-use development proposed at 2024-32 North 22nd Street in North Philadelphia West; today we share the project’s Complete Streets Handbook Checklist, a rather technical documentation set included in the project’s Civic Design Review submission. The development will rise from a through-block lot sited between by North 22nd Street to the east and North Croskey Street to the west. Designed by Oombra Architects, the building will offer 49,423 square feet of residential space, 10,567 square feet of commercial space, and parking for nine cars and 28 bicycles. The residences will be designated for mixed-income seniors aged 55 and above.
