Philly YIMBY’s recent site visit has revealed that construction has still not yet started at a seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market, South Philadelphia. The development will rise from a large parcel situated at the southeast corner of 9th Street and Washington Avenue. Designed by BLT Architects, the development will span 204,351 square feet and will feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.

Construction Anticipated at 1015 South 3rd Street in Queen Village, South Philadelphia

A recent site visit by Philly YIMBY has shown that construction has still not started in earnest at a four-story, 67-unit multi-family development at 1015 South 3rd Street in Queen Village, South Philadelphia, although construction equipment is present at the site. The development will rise on the east side of the block between Washington Avenue and Carpenter Street. Designed by HDO Architecture, the building will feature elevator service and a green roof.

Construction Progresses at 943-49 Washington Avenue in Bella Vista, South Philadelphia

A recent site visit by Philly YIMBY has revealed significant construction progress at a five-story, 24-unit residential develoment at 943-49 Washington Avenue in Bella Vista, South Philadelphia. The development rises on the northeast corner of the intersection of Washington Avenue and South 10th Street. An extension will be added to the structure, which will stand a total of five stories tall upon completion and contain 24 residential units. Permits list TBC LLC as the contractor, with Lonny Rossman as the design professional. The building will hold 29,535 square feet of space and cost an estimated $4.2 million to build.

Excavation Underway at 841-51 South 2nd Street in Queen Village, South Philadelphia

A recent site visit by Philly YIMBY noted that excavation work is underway at the site of a proposed four-story, 42-unit mixed-use building at 841-51 South 2nd Street in Queen Village, South Philadelphia. The structure will rise at the northeast corner of 2nd and Christian streets. Designed by Harman Deutsch Ohler Architecture, the development will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor, as well as a roof deck. Permits list Indian Harbour Asset Management LLC as the contractor and a construction cost of $6.79 million.

A recent site visit by Philly YIMBY shows that construction work is nearly complete at a four-story two-family rowhouse at 1616 North Sydenham Street in Cecil B. Moore, North Philadelphia, near Temple University. The development replaces a prewar rowhouse on the block between West Oxford Street and Cecil B. Moore Avenue. Designed by Richard Stange, the building spans 5,023 square feet. Permits list Todd Joseph Properties as the contractor.

Renderings Revealed for 1713-21 North Front Street in Fishtown

A recent submission to the Civic Design Review has revealed new renders and information for 1713-21 North Front Street, a six-story, 55-unit development in Fishtown. The new building will replace a parking lot on the east side of Front Street between East Columbia Avenue (aka Cecil B. Moore Avenue west of Front Street) to the south and West Palmer Street to the north. Designed by CANNO Design and developed by Khosla Properties, the structure will span 56,600 square feet, which will include a 2,570-square-foot retail space on the ground floor, and a roof deck, which promises to offer sweeping skyline views due to the building’s relative prominence (the building will rise 73 feet to the main roof and 83 feet to the top of the pilot house). Ten parking spaces will also be provided.

Renderings Revealed for Venice Island at 4436-44 Main Street in Manayunk, Northwest Philadelphia

A recent Civic Design Review submission has revealed new renderings for Venice Island, a multi-building mixed-use development proposed at 4436-44 Main Street on the Schuylkill River waterfront in Manayunk, Northwest Philadelphia. The complex will straddle both sides of the Manayunk Canal, with buildings on Venice Island and on the mainland connected via a skywalk. Designed by JKRP Architects, the complex will span 144,082 square feet, which will include 1,000 square feet of retail space and 213 apartments. The development will also include 106 covered parking spaces and storage for 151 bicycles.

A recent site visit by Philly YIMBY has noted significant construction progress at a six-story, 46-unit development at 1309-25 Cambridge Street in Poplar, North Philadelphia. The project will rise on the west side of the block between Cambridge Street and Girard Avenue. Designed by KJO Architecture, the 51,878-square-foot structure will include a roof terrace as well as 15 parking spaces. Cambridge 9 OZB LLC is the listed owner. Permits note Harrison Finberg as the contractor and specify a construction cost of $6.75 million.

A recent site visit by Philly YIMBY has revealed that construction is nearing completion at a nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in Poplar, Lower North Philadelphia. The development is located rises on the east side of the street, spanning a lot bordered by Brandywine Street to the south and Green Street to the north. Designed by CANNOdesign and developed by Elk Street Management, the building spans 152,635 square feet, a figure that includes 11,130 square feet of commercial space on the ground floor. The project will feature a roof deck and parking for 31 cars and 50 bicycles. Permits list the Daniel J. Keating Company as the contractor and specify a construction cost of $20 million.

A recent site visit by Philly YIMBY has noted that construction is nearly complete at a four-story, 166-unit multi-family building at 1201 West Girard Avenue in Yorktown, North Philadelphia. Designed by Landmark Architectural Design LLC, the 118,298-square-foot structure will reintroduce significant residential presence to a site formerly occupied by a suburban-style pharmacy, helping restore the area to its vibrant prewar density level. Permits list OCF Construction LLC as the contractor and a construction cost of $17.2 million.
