A recent site visit by Philadelphia YIMBY has noted that construction work is complete at a three-story single-family rowhouse at 1512 North 25th Street in Brewerytown, North Philadelphia. The project replaces a vacant lot on the west side of the block between Jefferson Street and West Oxford Street. Designed by Plato Studio (led by Plato Marinakos, Jr.), the structure will span 3,943 square feet and feature a basement, a roof deck, and full sprinkling. Permits list V2 Properties as both the owner and the contractor.
Philly YIMBY’s recent site visit has observed that construction is currently underway at a 12-story, 329-unit building proposed at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia, where a pair of tall concrete cores are currently rising. Designed by Solomon Cordwell Buenz, the high-rise, also known as 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The ground floor will feature abundant commercial space. A total of 87 parking spaces will be included within the project.

Moore, North Philadelphia. Each building would span a 1,280-square-foot footprint and feature a roof deck. James A. Clancy is the listed designer and United Development LLC is the owner for both properties.
A recent site visit Philly YIMBY HAS revealed no new construction progress at the site of the DeSimone Tower, a 18-story, 96-unit mixed-use building proposed at 626 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architecture, the building, also known under its full address of 626-30 North Delaware Avenue, is slated to rise at a site bordered by the Delaware Avenue to the east, Fairmount Avenue to the north, and North Front Street to the west, next to the Delaware River waterfront. The development takes its name from DeSimone Automotive Group, which plans to run a multi-level car dealership at the building base. Apartments will be located on the floors above.
