Permits have been issued for the construction of a three-story, two-unit mixed-use rowhouse at 1709 Snyder Avenue in West Passyunk, South Philadelphia. The new building will replace an existing three-story rowhouse on the north side of the block between South 17th and South Colorado streets. Designed by KCA Design Associates, the new structure will span 3,380 square feet, of which around just under 1,000 square feet will be allocated for commercial space. The project will feature a basement and a roof deck. Permits list LNHA New Homes as the contractor and specify a construction cost of $350,000.

Construction Complete at Shepherd Lofts at 314 South 46th Street in Cedar Park, West Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction work has been completed at Shepherd Lofts, a four-story, 25-unt residential renovation project at 314 South 46th Street in Garden Court, West Philadelphia. Designed by Interface Studio Architects (ака ISA), the project transforms the prewar building of the Good Shepherd Community Church, situated on the west side of the block between Spruce and Pine streets, into residential space, and adds a new four-story structure in its former courtyard. The development spans 17,768 square feet, of which 7,743 square feet are identified as a new addition. Permits list the Ferraro Construction Group as the contractor and indicate a construction cost of $2 million.

Site Prep Progresses at CHOP New Patient Tower in University City, West Philadelphia

Philly YIMBY’s recent site visit has not4eed sustained construction prep work at the future site of Children’s Hospital of Philadelphia‘s 434-foot-tall, 26-story New Patient Tower (aka Inpatient Tower) at 3501 Civic Center Boulevard (alternately 515 Osler Circle) in the Medical District in University City, West Philadelphia. Designed by Ballinger, with ZGF Architects as the consultant and interiors/clinical architects, the 1.4 million-square-foot facility will provide around 480 patient beds and a variety of medical services. The $1.9 billion project makes up a significant portion of CHOP’s $3.4 billion ongoing development plan.

Foundations Underway at 1000 Spring Garden Street in Callowhill, Lower North Philadelphia

A recent site visit by Philadelphia YIMBY has discovered that foundation work has largely been completed at an eight-story, 21-unit mixed-use development at 1000 Spring Garden Street in Callowhill, Lower North Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by KT Investments, the building will span 19,504 square feet and feature commercial space (likely at the ground floor), elevator service, bicycle storage, a roof deck, and full sprinkling. Permits list LIU Construction as the contractor and a construction cost of $2.25 million.

YIMBY Looks at Recently Completed Ludlow 43 in Spruce Hill, West Philadelphia

Philadelphia YIMBY has recently visited Ludlow 43, a recently completed residential building at 12-14 South 43rd Street in Spruce Hill, West Philadelphia. The building rises six stories and 76 feet tall, making it one of the larger buildings in the area. The development features 18 residential units, which include eight one-bedrooms, five two-bedroom, three three-bedroom, and two four-bedroom apartments. Also featured in the development will be five parking spaces, a fitness center, and a roof deck.

Philly YIMBY’s recent site visit has observed that construction is progressing at Garden Court, a seven-story, 220-unit extension of an existing building at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia. Designed by PZS Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles.

A recent site visit by Philly YIMBY has recorded the latest construction progress at a seven-story, 100-unit apartment building at 4211 Chestnut Street in Spruce Hill, West Philadelphia. Also known under its full address of 4211-13 Chestnut Street (where YIMBY’s prior coverage of the project may be found), the development is situated on the north side of the block between South 42nd and South 43rd streets. The structure will span 68,210 square feet and will feature a basement, a shared roof deck, and a parking garage. Permits list 4211 Chestnut LLC as the contractor and specify a construction cost of $4 million.

Philly YIMBY’s recent site visit has observed that construction has topped out at a nine-story parking garage for the Penn Presbyterian Medical Center at 3800 Powelton Avenue in University City, West Philadelphia. Designed and engineered by Pennoni and THA Consulting, the massive structure will span 481,702 square feet and offer parking for 1,483 cars and 129 bicycles, as well as ground-level commercial space. Permits list HSC Builders & Construction as the contractor and a construction cost of $46.4 million.

A recent site visit by Philly YIMBY has observed that renovation work is complete at 106 South 42nd Street in Walnut Hill, West Philadelphia. The development is situated on the west side of the block between Chestnut and Sansom streets. Designed by HDO Architecture, the project will involve renovations interior renovations to a prewar rowhouse and construction of a rear addition, which will expand the 3,406-square-foot building to 6,112 square feet and nine apartments. Permits list Zhu Fengjun as the contractor and specify a construction cost of $526,050.

Designed by Ambit Architecture, the project rises on the north side of the block between South 50th and South 51st streets. The development will span around 6,500 square feet (including cellar space). Permits list Baltimore Select Properties LLC aka Select Redevelopment as the contractor, and a construction cost of $850,000.
