A recent site visit by Philadelphia YIMBY has confirmed that construction work is nearly complete at a multi-family development at 825-27 Bainbridge Street in Bella Vista, South Philadelphia. Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. The building spans 19,200 square feet and will include five bicycle spaces. Construction costs are specified at $3.2 million.

Renovations Underway at 2301 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed that exterior renovation work is underway at the recently completed mixed-use development at 2301 Frankford Avenue in Fishtown. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished project features ground-floor commercial space and six residential units, as well as a cellar.

Construction Complete at 2400 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has noted that construction work is complete at a four-story mixed-use building at 2400 Frankford Avenue in Fishtown, Kensington. The development stands at the angled northern corner of the three-way intersection between Frankford Avenue, Trenton Avenue, and East York Street, where a traffic circle was recently constructed. Designed by CANNOdesign and developed by Khosla Properties, the structure will span 17,972 square feet and hold 2,459 square feet of retail space and 15 apartments. Features include full sprinkling, a green roof, and parking for five bicycles. Permits list Tester Construction Group as the contractor and specify a construction cost of $2.6 million.

Construction Anticipated at 438 West Susquehanna Avenue in North Philadelphia East

A recent site visit by Philadelphia YIMBY has observed that construction work has not yet started at a three-story two-family rowhouse at 438 West Susquehanna Avenue in North Philadelphia East. The structure will rise from a vacant lot situated on the south side of the block between North Orkney Street and North 5th Street. Designed by the Parallel Architecture Studio, the structure will span 2,820 square feet and will feature a cellar and a roof deck. Permits list the G&J Group as the contractor.

Philadelphia YIMBY’s recent site visit has observed that construction is nearing completion at a four-story, three-unit multi-family structure at 2146 North Front Street in Norris Square. The building will feature commercial space on the ground floor as well as a roof deck with an access structure. In total, the structure will span 5,445 square feet. Permits specify a construction cost of $544,500.

Site Cleared at 2022 North 3rd Street in Norris Square

A recent site visit by Philadelphia YIMBY has observed that a site has been cleared for the construction of a three-story two-family rowhouse at 2022 North 3rd Street in Norris Square. The structure will replace a vacant lot sited on the west side of the block between West Norris Street and Diamond Street. Designed by the Here’s The Plan, LLC, the structure will span 2,800 square feet and will feature a basement and a roof deck. Permits specify the Enam Abazi as the contractor.

A recent site visit by Philadelphia YIMBY has observed that foundation work is in progress at a four-story, six-unit mixed-use building under construction at 2240 Frankford Avenue in Fishtown. The project borders Frankford Avenue to the south, Trenton Avenue to the north, and East Dauphin Street to the east. Designed by Mt. Alto Design + Drafting, the building will offer commercial space at the ground floor and balconies in select units. Permits list Kaps Construction as the contractor and specify a construction cost of $450,000.

Philadelphia YIMBY’s recent site visit has confirmed that construction work is complete at a four-story, 33-unit residential building at 2328-44 North 2nd Street in West Kensington. The wood-framed structure, situated on the west side of the block between West Dauphin and West York streets, replaces a parking lot and an auto service facility. The development spans 41,940 square feet and features a roof deck. Permits list G.A.C. Construction Development as the contractor and specify construction costs at $6 million.

Construction Nearly Complete at 1709 and 1711 Snyder Avenue in West Passyunk, South Philadelphia

A recent site visit by Philadelphia YIMBY has observed that construction work is nearing completion at a pair of three-story, two-unit mixed-use rowhouses at 1709 and 1711 Snyder Avenue in West Passyunk, South Philadelphia, which will offer a combined total of four residential units. The new buildings replace a pair of similarly-sized three-story rowhouses on the north side of the block between South 17th and South Colorado streets. Designed by KCA Design Associates, each building spans 3,380 square feet, of which around just under 1,000 square feet will consist of commercial space, and will feature a basement and a roof deck. Permits list LNHA New Homes as the contractor and specify a construction cost of $350,000 for each.
