Construction Tops Out at The Box Factory Lofts at 31 East Columbia Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed continued construction progress at the eight-story, 63-unit Box Factory Lofts at 31 East Columbia Avenue in Fishtown, Kensington. Designed by SITIO Architecture + Urbanism, the structure expands the original Box Factory Lofts, a four-story prewar industrial building located at 21 East Columbia Avenue with 20 rental units. The new building will add 67,342 square of feet to the development and introduce a new shared lobby for the two structures, as well as a common courtyard. The new building will feature ground-level retail, elevator service, covered parking for ten cars (including three car share and one accessible space) and 30 bicycles, and a roof deck. Permits list Equinox Management and Construction as the contractor and indicate a construction cost of $13 million.

Construction Underway at 1700 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has observed that construction work has made significant progress at a five-story, 204-unit development at 1700 North Front Street in Fishtown. The large-footprint structure replaces a block-spanning parking lot bound by the elevated-train-capped Front Street to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot structure will include 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The project will also offer parking for 70 bicycles.

Construction Still Pending at 1238 North Howard Street in Fishtown

Philadelphia YIMBY’s recent site visit has observed that construction work is yet to start at a single-family rowhouse development at 1238 North Howard Street, near the meeting point of Fishtown and Olde Kensington. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, span 1,539 square feet, and feature a back yard and a roof deck.

Construction Complete at 2315 North Front Street in East Kensington

Philadelphia YIMBY’s recent site visit has observed that construction work is complete at a five-story, 63-unit mixed-use project at 2315 North Front Street in East Kensington. Designed by HDO Architecture, the project spans 59,172 square feet and features ground-floor commercial space, a roof deck, and parking for 22 bicycles. Permits list Knight Rider Construction as the contractor and indicate a construction cost of $6 million.

Philadelphia YIMBY’s recent site visit has observed that construction not yet started at the site slated for a a seven-story, 108-unit multi-family development at 2000-20 East Hagert Street in East Kensington. The property is bordered by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates, the building will span 93,832 square feet and will include 13 artist studios, underground parking for 19 cars, and space for 37 bicycles, as well as a green roof and a roof deck.

Still No Progress at 2100 Market Street in Center City West

A recent site visit by Philadelphia YIMBY has observed no development progress of any sort at 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street, a dormant avant-garde project proposed in Center City West. Originally developed by the Brandywine Realty Trust, the development has sat on the drawing boards for several years, with the latest, 350-foot-tall design crafted by Edry McHenry Architects.

A recent site visit by Philadelphia YIMBY has observed that construction work has not yet begun at a 60-unit mixed-use building at 2213-33 North Front Street in East Kensington. Designed by Cadre Design, the structure will rise seven stories and will include commercial space on the ground floor.

Excavation Underway at 2112 North Front Street in Norris Square, North Philadelphia

In March, Philly YIMBY reported that permits were issued for the construction of a six-story, 31-unit mixed-use development at 2112 North Front Street in Norris Square. Designed by DesignBlendz, the structure will span 27,519 square feet and feature commercial space at the ground floor and a green roof at the top. Permits list GRIT Construction as the contractor and specify a construction cost of $5.5 million. Our recent site visit has discovered that the low-rise commercial structure that formerly stood at the site has been demolished and that substantial excavation progress has been made at the site.

Construction Nearly Complete at 2000 North Front Street in Fishtown

Philly YIMBY’s recent site visit has observed that construction is almost complete at a five-story, 21-unit mixed-use building at 2000 North Front Street in Fishtown. The structure will rise at the northwest corner of Front and Norris streets, replacing a dilapidated and boarded-up three-story prewar building. The development will offer 22,992 square feet of interior space, which will include a commercial component. Features include full sprinkling and a roof deck, which will likely offer sweeping skyline views due to the structure’s relative prominence. Permits list Dr. Jerry Ginsberg as the owner, KCA Design Associates as the architect, and Tota Builders, Inc. [sic] as the contractor. Construction costs are specified at $710,000.

Philly YIMBY’s recent site visit has observed sustained construction progress at a six-story, 127-unit development at 1901-19 East York Street in East Kensington. The project is situated on the eastern corner of the intersection of East York and Jasper streets. Designed by LRK, the structure spans 115,293 square feet and will offer artist studio space on the ground floor and will include elevator service, balconies, a green roof, and 27 parking spaces. Permits list Equinox Management & Construction as the contractor and specify a construction cost of $20.4 million.
