As confirmed via a recent site visit, construction work has not yet started at a three-story, 20-unit residential building at 3611 Haverford Avenue in Mantua, West Philadelphia, though permits had been issued around last December. The building is proposed at a vacant lot on the north side of the block between North 36th and North 37th streets. The development will span 15,800 square feet of interior space (lending an average of just under 800 square feet per unit) and will feature full sprinkling. Permits list the Philadelphia Redevelopment Authority as the owner, Joseph W. Healy, RA as the design professional, and Buckley Futures LLC as the contractor. Construction costs are specified at $2.5 million.

A recent site visit by Philly YIMBY has confirmed that construction is complete at a four-story, 22-unit residential development at 520 North 37th Street in Mantua, West Philadelphia. The building stands at the southwest corner of North 37th Street and Brandywine Street. Designed by KCA Design Associates, the building spans 32,370 square feet and features an elevator and a roof deck. Construction costs are listed at $4 million.

A recent site visit by Philly YIMBY has confirmed the completion of construction at a ten-unit mixed-use development at 3935 Lancaster Avenue in Mantua, West Philadelphia. The new building will rise four stories tall and span 13,500 square feet, and will feature commercial space on the ground floor. Construction costs were listed at $2 million.

A recent site visit by Philly YIMBY has revealed that construction is complete at a seven-unit mixed-use building at 3951 Lancaster Avenue in Mantua, West Philadelphia. The building is projected to rise four stories tall, with a commercial space to be located on the ground floor and residential units above. The building will also feature a roof deck. In total, the structure is expected to yield 10,700 square feet of interior space and cost an estimated $1.25 million to build.

Philly YIMBY has recently visited the construction site of a multi-family building at 4211-13 Chestnut Street in University City, West Philadelphia. The new building will stand seven stories tall and will house 100 residential units, each an apartment. A roof deck will be located at the top of the build and will be accessed through a pilot house. In total, there will be 68,210 square feet of space within structure, which will cost an estimated $4 million to build.

Permits have been issued for the construction of a four-story, seven-unit apartment building at 4023 Haverford Avenue in Haverford North, West Philadelphia. The development will replace a three-story rowhouse located on the north side of the block between North 40th and North Preston streets. Designed by the 24 Seven Design Group, the building will span 10,134 square feet and will feature a basement. Permits list Gazi Ataseven as the contractor a construction cost of $1.5 million.

Site Cleared at 711 North 7th Street in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has confirmed that a site has been partially cleared for the construction of three mixed-use buildings at 711 North 7th Street (full address 711-19 North 7th Street) in Northern Liberties, Lower North Philadelphia, which will hold a combined total of 21 apartments. Each building will stand four stories tall and feature residential and commercial space and a green roof. Building number one will span a 1,662-square-foot ground footprint, hold 7,220 square feet of interior space, include five residential units, and cost $866,400 to build. Buildings number two and number three will each rise from a 2,407-square-foot ground footprint, hold 10,504 square feet of space, feature eight residential units, and cost $1.26 million to construct. For each of the filings, permits list T & C Fairmount LLC as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the design professional, and Qi Wei Chen as the contractor.

Permits have been issued for the construction of the University of Pennsylvania’s Ott Center for Track and Field at 2910 South Street in University Center, West Philadelphia. Designed by CANNOdesign, the $69.3 million development will be located at the on the southwest corner of the campus on the Schuylkill River waterfront, between the Schuylkill River Expressway and a railroad track and just beneath the South Street Bridge. The complex will span 72,000 square feet and will feature an indoor track and field facility with a banked track, long and high jump pits, a throwing area, and 990 spectator seats.

Demolition Underway at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has observed that demolition is currently underway at the site of a 12-story, 329-unit building proposed at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Solomon Cordwell Buenz, the high-rise, also known as 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The ground floor will feature abundant commercial space. A total of 87 parking spaces will be included within the project.

Credence Home Care Residences Proposed at 1901 West Westmoreland Street in Nicetown-Tioga, North Philadelphia

A Civic Design Review submission has revealed the plans for Credence Home Care Residences, a seven-story, 99-unit development proposed at 1901 West Westmoreland Street (full address 1901-11 West Westmoreland Street) in Nicetown-Tioga, North Philadelphia. The project, located at the northwest corner of West Westmoreland and North 19th streets, will consist of an expansion to an existing structure. Designed by J. Mark Wiedmann and developed by the Credence Home Care Agency, the development will span 97,017 square feet, which will feature 20 studios, 79 one-bedroom apartments (both age-restricted), a 4,579-square-foot adult day care facility, and 1,912 square feet of office space. Parking for 18 cars and 12 bicycles will also be provided.
