Facade Assembly Underway at Vine Street Apartments in Callowhill

Philadelphia YIMBY’s recent site visit has noted that construction assembly of the curtain wall is in progress at Vine Street Apartments, a 120-unit residential complex at 1201-09 Vine Street in Callowhill in Lower North Philadelphia. Designed by Cadre Design, the development consists of a renovation of an existing structure and a two-story vertical extension of the six-story prewar Jarvis Building at 1209 Vine Street, as well as the addition of a ground-up, eight-story extension at the northwest corner of Vine Street and North 12th Street. The development team consists of the Meritis Group as the owner, Equinox Management as the contractor, Cornerstone Consulting as the engineer, Macintosh Engineering as the structural engineer, and GNP Design Group as the MEP engineer.

Facade Assembly Continues at 200 Spring Garden Street in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has noted that construction continues on the exterior of a 13-story, 355-unit building under construction at 200 Spring Garden Street (also known as 200-24 Spring Garden Street) in Northern Liberties, Lower North Philadelphia, where the assembly of the steel frame is approaching its highest point. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public walkway to the west of the tower. Permits list Hunter Roberts Holdings as the contractor and specify a construction cost of $76.4 million.

Construction Still Not Started at 1015 South 3rd Street in Queen Village, South Philadelphia

A recent site visit by Philly YIMBY has observed that construction has still not started at the site of a proposed four-story, 67-unit residential building at 1015 South 3rd Street in Queen VillageSouth Philadelphia, although construction equipment is present at the site. The development will rise on the east side of the block between Washington Avenue and Carpenter Street. Designed by HDO Architecture, the building will feature elevator service and a green roof.

Construction Pending at 2113 East Norris Street in Fishtown

Philadelphia YIMBY’s recent site visit has observed that construction is still pending at a three-story two-family rowhouse at 2113 East Norris Street in Fishtown. The structure will replace a dilapidated three-story rowhome on the northeast side of the block between Amber Street and Trenton Avenue. Designed by Designblendz, the structure will span 4,389 square feet and will feature a cellar and a roof deck. Permits list Chris Steinbiss as the contractor.
