Demolition Work Still Pending at 1600 Carpenter Street in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has not4ed that demolition work has not yet begun at the site of a 191-unit mixed-use development planned at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, of which 119 will be located in an underground garage in the apartment building, and 22 more will be situated in the townhouses.

Permits list Michael Treacy as the contractor and specify a construction cost of $450,000.

A recent site visit by Philadelphia YIMBY has noted that construction continues to progress at a 46-unit residential development underway at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the project will consist of a six-story building at 211 Vine Street, which will span 61,694 square feet, two new townhouses at 207A and 207B and 209 Vine Street, and a multi-family renovation of a historic prewar house at 209 Vine Street. The development will also include parking for 18 vehicles.

A site visit by Philly YIMBY has observed that construction has not yet started at a three-story, four-unit multi-family building at 1326 North 6th Street in Ludlow, North Philadelphia, though a permit had been issued in August 2020. The development will rise from a vacant lot on the west side of the block between West Thompson and Master streets. Designed by Harman Deutsch Ohler Architecture (aka HDO Architecture), the structure will span 4,798 square feet and features a cellar and two roof decks. Permits list GRIT Construction as the contractor and a construction cost of $527,780.
