Permits have been issued for the construction of a three-story, four-unit multi-family building at 4251 Sansom Street in Spruce Hill, West Philadelphia. The structure will replace an ornate two-story prewar rowhouse located on the north side of the block between South 42nd and South 43rd streets. The new building will rise from a 1,780-square-foot footprint, will contain 5,613 square feet of interior space, translating to a spacious 1,403 square feet per apartment, and will feature full sprinkling. Permits list Charnelle Hicks as the owner, Kevin Korejko as the design professional, and Northeast Builders LLC as the contractor.

Construction Underway on 38-Unit Residential Building at 1600 North Front Street in Fishtown, Kensington

Construction is underway at a five-story, 38-unit mixed-use development at 1600 North Front Street in Fishtown, Kensington, next to the elevated Market-Frankford Street Line. Designed by KJO Architecture, the building will feature retail at the ground floor, which will contribute to the commercial corridor along the street.

Permits Issued for Three-Unit Building at 2216 Marshall Street in North Philadelphia East

Permits have been issued for the construction of a three-story, three-unit multi-family building at 2216 North Marshall Street in North Philadelphia East. The structure will replace a vacant lot on the west side of the block between West Susquehanna Avenue and Germantown Avenue, next to a similar building planned at 2218 North Marshall Street. The structure will span an 849-square-foot footprint and will feature 2,572 square feet of interior space, translating to around 857 square feet per apartment. The development will include a cellar and a roof deck, which will offer skyline views in most directions thanks to the structure’s generally unobstructed sightlines. Permits list 3637 Realty LLC as the owner, Christopher Menna as the design professional, and JPL Construction as the contractor. The design professional and the contractor match those at the building planned next door, indicating that they may be part of the same development initiative. Construction costs are estimated at $180,000.

Fishtown Takes the 20th Place on Philly YIMBY’s First Anniversary Countdown

Philadelphia YIMBY’s month-long First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, makes it past the one-third-of-the-way mark as it finds the neighborhood of Fishtown at the 20th place, with a total of 40 category tags. It is hardly surprising to see this well-known, long-running development hotspot among last year’s top 20 most frequently mentioned categories. If anything, it is impressive that the increasingly built-out neighborhood is still churning out new development at such a consistent rate even after more than twenty years of steady growth.

Permits Issued for 20-Unit Vertical Extension at 1501-05 Fairmount Avenue in Fairmount, North Philadelphia

Permits have been issued for the construction of a three-story, 20-unit vertical addition atop a prewar Art Deco commercial building situated at 1501-05 Fairmount Avenue in Fairmount, Lower North Philadelphia. The project will add 20,558 square feet of space to the existing structure, bringing the total to 26,025 square feet. Existing commercial space at the ground floor will be renovated and expanded, and seven bicycle parking spaces will be added. Permits list 1500 Fairmount LLC as the owner, Brett Harman as the design professional, and Construct Design Corp. Inc. as the contractor. Construction costs are specified at $2.7 million.

The development will rise on a vacant lot located on the east site of the block between West York Street and West Cumberland Street. Last December, the 28th place on Philadelphia YIMBY’s December 2020 Development Countdown went to the 303-foot-tall, 22-story tower proposed at 2301 John F. Kennedy Boulevard in Center City West. Since that time, the official website for the mixed-use high-rise, designed by Solomon Cordwell Buenz and developed by the PMC Property Group, was spruced up with new renderings that show off the sleek, curvy structure with even more pizzazz than before, while also introducing minor design alterations.

W Hotel Opens to Visitors, Marking the Completion of the W/Element Hotel at 1141 Chestnut Street in Center City

The most dramatic skyscraper to join the Philadelphia skyline over the course of the past two years is the dual-branded W/Element Hotel, which stands at 1141 Chestnut Street in Center City, a block south of City Hall. Designed by Cope-Linder Architects and developed by Chestlen Development, the 617-foot-tall, 52-story structure combines a 460-room Element Hotel and a 295-room W Hotel. The building has stood largely finished for the past few months, as the Element Hotel opened in May and its dynamic nighttime illumination finishing its testing rounds. As of last week, we may officially declare the building as complete, as the W Hotel opened its doors on August 23rd.

Permits Issued for Renovation and Vertical Extension at 4309 Westminster Avenue in Belmont, West Philadelphia

Permits have been issued for the renovation and a single-story vertical extension for a three-story rowhouse at 4309 Westminster Avenue in Belmont, West Philadelphia. The building, situated on the north side of the block between North 43rd Street and Belmont Avenue, is part of a block-long ensemble of prewar rowhouses. The project will cover 3,080 square feet of existing interior space and add 767 square feet of new construction, and will feature three residential units as well as an accessible green roof. Permits list Horace Andrews as the owner, Christopher Menna as the design professional, and Terox Electric & Construction Corp. as the contractor. Construction costs are listed at $50,000.

Center City West Lands at the 21st Place on Philly YIMBY’s First Anniversary Countdown

Yesterday, Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, looked at Market East, which scored 35 category mentions. Today we visit a Market Street-anchored neighborhood on the opposite side of Center City, where Center City West noted 36 category mentions and as such arrived at number 21 in the countdown rankings. The forlorn neighborhood, a domain of block-spanning parking lots, garages, and otherwise underutilized properties, is the remaining development frontier of Center City, and is finally witnessing a major development surge, albeit one on a smaller scale than it deserves. Today we look at a few of the projects transforming its rather inhospitable streetscape into Philadelphia’s newest neighborhood.
