A recent site visit by Philly YIMBY has noted that construction has still not started at the site of a proposed seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market in South Philadelphia, although site prep is currently underway. The structure will rise at the southeast corner of 9th Street and Washington Avenue, replacing a large parcel that has long sat vacant. Designed by BLT Architects, the development will span 204,351 square feet and feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.

Renovation Work Starts at 1939 South 5th Street in Wharton, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction work has started at a renovation and vertical extension of a two-story building at 1939 South 5th Street in Wharton, South Philadelphia. The development is situated at the northeast corner of South 5th and McKean streets. Designed by Toner Architects, the new overbuild will add a third story and 1,216 square feet to the existing 2,657-square-foot building. The resulting mixed-use structure will span 3,873 square feet and feature ground-floor commercial space, an artist studio, two residential units, and a single-car garage. Permits list Gina L. Romano as the contractor and specify a total improvement cost of $490,000, of which $375,000 comprises the construction cost.

Designed by 24/7 Design Group, the development will rise at the northwest corner of South 18th and Federal streets. A private roof deck will be accessible to a single unit. Permits list Federal 4 LP as the owner, Casey Lafferty as the contractor, and a construction cost of $400,000.

Philly YIMBY’s recent site visit has noted that construction is nearly complete at a two-building, six-unit complex at 1712 Christian Street in Graduate Hospital, South Philadelphia. The structures replace two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the development will consist of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.

The project site is bound by Washington Avenue to the south, South Bouvier Street to the east, and South 18th Street to the west. Designed by Harman Deutsch Ohler Architecture, the building will span 36,336 square feet and will feature ground-level commercial space, elevator service, balconies, a roof deck, and 24 parking spaces (20 of which are listed as mechanical, i.e. automated), as well as storage for 21 bicycles. Permits list Mik Mar Associates as the contractor and a construction cost of $3.6 million.
