Construction Not Yet Started at 4401 Ridge Avenue in East Falls, Northwest Philadelphia

Philly YIMBY’s recent site visit has observed that construction work has still not started at a 175-unit mixed-use building proposed at 4401 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Oombra Architects and developed by Atapco Properties, the development will span 178,837 square feet and feature 34 studios, 117 one-bedrooms units, and 34 two-bedroom apartments. A total of 4,760 square feet of commercial space will be located on the ground floor on Ridge Avenue, as well as 2,200 square feet of outdoor space. A 8,100-square-foot roof deck and a 3,400-square-foot green roof will be located atop the building. The development will also offer parking for 189 cars and 62 bicycles.

Construction Complete at Ridge Flats in East Falls, Northwest Philadelphia

A recent site visit by Philly YIMBY has observed that construction work is complete at Ridge Flats, a five-story mixed-use project rising at 4300-26 Ridge Avenue in East FallsNorthwest Philadelphia. Designed by Morris Adjmi Architects, the 180,879-square-foot development will contain around 10,000 square feet of retail space, 142 residential units, 117 partially covered surface parking spaces, and a green roof. Permits list Kinsley Construction as the contractor. The construction cost is stated at $30.5 million.

Philly YIMBY’s recent site visit has discovered that site prep construction work is now underway at a six-story, 100-unit mixed-use development at 6515 Ridge Avenue in RoxboroughNorthwest Philadelphia. Designed by Ingram/Sageser, the building will hold commercial space on the ground floor. A below-grade garage will offer 40 parking spaces. Permits list Klein & Company Plumbing as the contractor and indicate a construction cost of $5 million.

Permits Issued for 4171 Mantua Avenue in Belmont, West Philadelphia

Permits have been issued for the construction of a three-story, four-unit rowhouse at 4171 Mantua Avenue in Belmont, West Philadelphia. The new building will replace a portion of a large vacant lot on the north side of the block between North 41st Street and North 42nd Street. Designed by Plato Marinakos, Jr. of Plato Studio, the project will span 2,509 square feet and will include a basement and two roof decks. Permits list Yona Construction as the contractor and specify a construction cost of $700,000.
