Construction Complete at 2738 Federal Street in Grays Ferry, South Philadelphia

Philly YIMBY’s recent location visit has confirmed that construction work is complete at a five-story residential building at 2738 Federal Street in Grays Ferry, South Philadelphia. Designed by Gnome Architects, with GRIT Construction as the contractor, the development will span 23,914 square feet and offer 24 condominiums. Features will include a cellar, balconies in the front and rear of the structure on the second through fourth floors, and a roof deck above the fourth floor. The project will include four accessory parking spaces, one of which will be ADA and van accessible, as well as space for 12 bicycles. Construction costs are listed at $1.4 million.

Construction Still Pending at 1212-16 North Delaware Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has discovered that construction work has still not started at a six-story mixed-use development proposed at 1212-16 North Delaware Avenue in Fishtown. Located on the north side of the block between Marlborough Street and East Columbia Avenue, he building will feature commercial space at the ground floor and 48 apartments above. In total, the new building will hold 41,538 square feet of space. The project will include a roof deck and 12 off-site parking spaces for building residents, one of which will be reserved for car sharing, as well as 16 bicycle spaces. Permits list Janice Woodcock as the design professional and GMT Associates, Inc. as the contractor. Construction costs are specified at $6.5 million.

Renovation Complete at 2501 Oakford Street in Grays Ferry, South Philadelphia

A recent site visit by Philadelphia YIMBY has observed that renovation work is complete at a former clothing factory and warehouse at 2501 Oakford Street in Grays Ferry, South Philadelphia. Designed by Stanev Potts Architects, the project adds a fifth floor to the hulking, dilapidated four-story structure and converts the interior into 54 residences and artist studios. The 8,397-square foot addition will boost the 52,420-square-foot structure to a total of 60,817 million, at a cost of $8.5 million in construction work. Permits list 25th and Oakford LLC as the owner and Reed Street Builders LLC as the contractor.

Demolition Work Still Pending at 1600 Carpenter Street in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has noted that demolition work has not yet begun at the site of a 191-unit mixed-use development planned at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, of which 119 will be located in an underground garage in the apartment building, and 22 more will be situated in the townhouses.

A recent site visit by Philadelphia YIMBY has confirmed that construction work complete at a three-story, three-unit apartment building at 1810 Federal Street in Point Breeze, South Philadelphia. The development is situated on the south side of the block between South 18th and South 19th streets. Designed by Designblendz, the structure will span 3,352 square feet. Permits list Michael Treacy as the contractor and specify a construction cost of $450,000.

Construction Progresses at 207-11 Vine Street in Old City

A recent site visit by Philadelphia YIMBY has noted that construction continues to progress at a 46-unit residential development underway at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the project will consist of a six-story building at 211 Vine Street, which will span 61,694 square feet, two new townhouses at 207A and 207B and 209 Vine Street, and a multi-family renovation of a historic prewar house at 209 Vine Street. The development will also include parking for 18 vehicles.

Construction Still Pending at 1326 North 6th Street in Ludlow, North Philadelphia

A site visit by Philly YIMBY has observed that construction has not yet started at a three-story, four-unit multi-family building at 1326 North 6th Street in Ludlow, North Philadelphia, though a permit had been issued in August 2020. The development will rise from a vacant lot on the west side of the block between West Thompson and Master streets. Designed by Harman Deutsch Ohler Architecture (aka HDO Architecture), the structure will span 4,798 square feet and features a cellar and two roof decks. Permits list GRIT Construction as the contractor and a construction cost of $527,780.

A recent site visit by Philadelphia YIMBY has noted that construction has still not started at the six-story, 50-unit apartment building proposed at 502 Wood Street in the Old City section of Center City, though permits were issued last year. Designed by JKRP Architects, the building will span 55,470 square feet and feature two elevators and parking for 13 cars. Permits list Tester Construction Group as the contractor and a construction cost of $5.55 million.

Completion Approaches at One Dock Street in Society Hill, Old City

Philadelphia YIMBY recently visited One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City, to document finishing touches going up at the skyline-altering tower. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and specify a construction cost of $66.55 million.

Philadelphia YIMBY’s recent site visit has observed that demolition work is underway at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will span 351,927 square feet and hold 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Construction costs are listed at $93 million.
