Philadelphia YIMBY’s recent site visit has confirmed the completion of construction at a six-story, 50-unit mixed-use development at 901 Leland Street in Francisville, Lower North Philadelphia. The project stands on the northeast side of the block between Ginnodo Street and Poplar Street. Developed by Hightop Real Estate and Development, the 46,792-square-foot project will feature commercial space at the ground floor. Permits list Jerry Roller as the design professional, Ferraro Construction as the contractor, and a construction cost of $5 million.

Construction Still Not Started at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia

Nearly a year after our last site visit, Philadelphia YIMBY has observed that construction has still not started at a seven-story, 88-unit residential building proposed at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia. The development will replace a two-story commercial structure on the north side of the block between South 42nd and South 43rd streets. Designed by Wulff Architects, Inc., the building will span 55,280 square feet, and rise 80 feet high to the main roof, and 93 feet to the top of the bulkheads. Features will include a roof deck and parking for 16 cars and 30 bicycles.

Permits have been issued for the construction of a three-story, five-unit mixed-use building at 2233-35 Germantown Avenue in North Philadelphia East. The development will replace a two-story commercial structure on the west side of the block between West Susquehanna and West Dauphin streets. Designed by HDO Architecture, the structure will span 9,614 square feet and feature ground-level retail space, a cellar, and a roof deck. Permits list Liu Construction as the contractor and indicate a construction cost of $950,000.

Construction Nearly Wrapped Up at University Place 3.0 in University City, West Philadelphia

A recent site visit by Philadelphia YIMBY noted that construction work is nearly complete at 3.0 University Place, an eight-story commercial and laboratory development under construction at 4101-23 Market Street in University City, West Philadelphia. Designed by the Sheward Partnership and jointly developed by Silverstein Properties, Cantor Fitzgerald, and University Place Associates, University Place 3.0 will offer 250,000 square feet of Class A office and lab space, which will provide a significant boost to the neighborhood’s rapidly-growing medical services industry, while ground-level retail space will liven up the pedestrian experience.

Construction Underway at 139 North 23rd Street in Logan Square, Center City

A recent site visit by Philadelphia YIMBY has observed that construction work has topped out at a four-story, 115-unit residential building at 139 North 23rd Street in Logan SquareCenter City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.
