Still No Progress at 2100 Market Street in Center City West

A recent site visit by Philadelphia YIMBY has observed no development progress of any sort at 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street, a dormant avant-garde project proposed in Center City West. Originally developed by the Brandywine Realty Trust, the development has sat on the drawing boards for several years, with the latest, 350-foot-tall design crafted by Edry McHenry Architects.

Excavation Underway at 2112 North Front Street in Norris Square, North Philadelphia

In March, Philly YIMBY reported that permits were issued for the construction of a six-story, 31-unit mixed-use development at 2112 North Front Street in Norris Square. Designed by DesignBlendz, the structure will span 27,519 square feet and feature commercial space at the ground floor and a green roof at the top. Permits list GRIT Construction as the contractor and specify a construction cost of $5.5 million. Our recent site visit has discovered that the low-rise commercial structure that formerly stood at the site has been demolished and that substantial excavation progress has been made at the site.

Construction Nearly Complete at 2000 North Front Street in Fishtown

Philly YIMBY’s recent site visit has observed that construction is almost complete at a five-story, 21-unit mixed-use building at 2000 North Front Street in Fishtown. The structure will rise at the northwest corner of Front and Norris streets, replacing a dilapidated and boarded-up three-story prewar building. The development will offer 22,992 square feet of interior space, which will include a commercial component. Features include full sprinkling and a roof deck, which will likely offer sweeping skyline views due to the structure’s relative prominence. Permits list Dr. Jerry Ginsberg as the owner, KCA Design Associates as the architect, and Tota Builders, Inc. [sic] as the contractor. Construction costs are specified at $710,000.

Construction Progresses at 1901-19 East York Street in East Kensington

Philly YIMBY’s recent site visit has observed sustained construction progress at a six-story, 127-unit development at 1901-19 East York Street in East Kensington. The project is situated on the eastern corner of the intersection of East York and Jasper streets. Designed by LRK, the structure spans 115,293 square feet and will offer artist studio space on the ground floor and will include elevator service, balconies, a green roof, and 27 parking spaces. Permits list Equinox Management & Construction as the contractor and specify a construction cost of $20.4 million.
