Philly YIMBY’s recent site visit has observed that construction is well underway at a seven-story, 196-unit multi-family building at 933 North Penn Street in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the project will rise directly on the Delaware River waterfront and will include a pedestrian promenade at the ground level. The structure will span 187,636 square feet of gross floor area and will offer parking for 57 cars and 66 bicycles.

Construction Underway at 23 West Girard Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed significant construction progress at a six-story mixed-use development with ground-level retail and 107 residential units at 23 West Girard Avenue in Olde Kensington. Designed by JKRP Architects and developed by Girard Real Estate LLC, the project will span 104,160 square feet and will feature parking for 28 cars and 47 bicycles, full sprinkling, and a roof deck, which, given the building’s future prominence over the surroundings, will likely offer panoramic views of the Center City skyline. Permits list Benchmark Construction Group Inc. as the contractor and specify a construction cost of $21.5 million.

A recent site visit Philly YIMBY has confirmed that construction work is finished at a six-story, 50-unit mixed-use building at 342 West Girard Avenue (also known as 342-54 West Girard Avenue) in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the project spans 43,010 square feet (which will include 2,252 square feet of retail) and will feature a basement and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and specify a construction cost of $4 million.

A recent site visit by Philadelphia YIMBY has noted that construction is well underway at a seven-story, 78-unit mixed-use building at 1000-10 North Delaware Avenue in Fishtown. The new building will replace a parking lot situated on a block bound by North Delaware Avenue to the southeast, Frankford Avenue to the west, East Allen Street to the north, and Sarah Street to the east. Designed by CANNOdesign and developed by the Archive Development, the structure will span 69,160 square feet, which will include 4,374 square feet of commercial space on the ground floor. Residential amenities will include elevator service, a roof deck, and parking for 26 bicycles. Permits list the Tester Construction Group as the contractor and specify a construction cost of $12.95 million.

Philadelphia YIMBY’s recent site visit has noted that construction has topped out at a six-story, 247-unit mixed-use building at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and specify a construction cost of $40 million. Construction work also continues at the townhouse portion of the project, which consists of 40 four-story, two-family dwellings, arranged in two rows of 20 and separated by a mid-block drive aisle. The typical structure will span 2,416 square feet and will feature a roof deck and parking.

Designed by JKRP Architects, the project is located on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contain 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles.
