No Activity Yet at 1917 West Susquehanna Avenue in North Central Philadelphia

Philly YIMBY’s recent site visit has observed no construction activity during our site visit to 1917 West Susquehanna Avenue, a multi-family residential structure proposed at in North Central Philadelphia. The building will span a footprint of 1,296 square feet and will feature a roof deck. 2103 N Franklin LLC is the listed owner. The site sits on the north side of the avenue, near the intersection with North Uber street. The structure will rise in place of a large, well-maintained grass lot with a two-plank wooden fence and a row of trees near the front. The block where the proposal is located has witnessed a particularly high percentage of postwar demolitions, with only around half of the original stock still standing. However, the area is witnessing a steady revival, with new developments being announced in the surrounding area with consistent regularity.

Philadelphia YIMBY seeks to track the entire development cycle from new projects throughout the city, starting from early planning all the way to completion. The latter is the category we look at in our “category spotlight” series. Building completion articles, which welcome the latest additions into our urban fabric, generally make for visually rich content that allows us to take a given project off our development tracker and relegates it to something of an urban archive that tracks the city’s growth one building at a time.

Broad Street Flats Topped Out at 701 South Broad Street in Hawthorne, South Philadelphia

Construction has reached the topmost point at Broad Street Flats, a seven-story mixed-use development at 701 South Broad Street in HawthorneSouth Philadelphia. Designed by PZS Architects, the building will feature commercial space at the ground floor and 50 residential units. The building will also hold four “hotel rooms,” which will likely be used as apartments. The structure’s floor area spans 50,462 square feet. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Construction is underway at 943-49 Washington Avenue in Bella VistaSouth Philadelphia. An extension will be added to the structure, which will stand a total of five stories tall upon completion and contain 24 residential units. The permit lists TBC LLC as the contractor, with Lonny Rossman as the design professional. The building will hold 29,535 square feet of space and cost an estimated $4.2 million to build.

Philadelphia YIMBY Features Increasing Number of Construction Blueprints in Publications

In order to further enhance the reader experience, at the start of the year Philadelphia YIMBY introduced a series of new categories that cater to specific classes of structures and topics, which we are covering in our ongoing “category spotlight” series. Moreover, we began to heavily feature architectural blueprints that have been submitted to the planning department for review. These project blueprints provide valuable insight into aspects of construction ranging from generally aesthetic to deeply technical, and are especially useful when no building renderings are currently available.
