Parkway Corporation Seeks to Redevelop Two-Block Parking Lot at 1222 Vine Street in Chinatown, Center City

Developer and parking operator Parkway Corporation is looking for opportunities to redevelop a pair of parking lots spanning nearly two entire city blocks at 1222 Vine Street in Chinatown, Center City, just north of the Convention Center. Parkway is notable for holding and operating parking lots throughout the city and beyond and, when a favorable opportunity arises, redeveloping them, whether on their own or with a partner. The case at 1222 Vine Street appears to be the latter, as the site is listed on Parkway’s “opportunities” page. Although specifics vary even depending on Parkway’s own material, the combined site spans somewhere between 52,728 to 62,840 square feet and, under its CMX-4 zoning, may by right yield well over 600,000 square feet of development space it built to a floor-area-ratio of 12 to 1.

Permits Issued for 23-Unit Building at 846 East Woodlawn Street in Germantown, Northwest Philadelphia

Permits have been issued for the construction of a three-story, 23-unit mixed-use building at 846 East Woodlawn Street in Germantown, Northwest Philadelphia. The 28,800-square-foot structure will rise on the southeast side of the block between Bloyd and Boyer streets, replacing a vacant, fenced-in lot. Building features will include ground-floor commercial space, elevator service, full sprinkling, and parking for eight bicycles. The development takes advantage of the green roof bonus, with a green roof described as covering 60 percent of roof area. Permits list Rashmi Realty LLC as the owner and RSG Management LLC as the contractor. Construction costs are specified at $1.2 million.

Permits Issued for Eight-Unit Building at 2034 North Front Street in Kensington

Permits have been issued for the construction of a four-story, eight-unit mixed-use building at 2034 North Front Street in Kensington. The structure will replace a vacant lot on the west side of the block between West Norris Street and Diamond Street, next to the Market-Frankford Line el. The building will rise from a 1,700-square-foot footprint and will span 8,086 square feet of interior space, which translates to an average of around 1,000 square feet per apartment. The development will feature 540 square feet of ground-level retail and a cellar. The roof deck promises to offer views of the skyline. Permits list the Estate of Anna Reinman as the owner, Christopher Carickhoff as the design professional, and V2 Properties Construction Management LLC as the contractor. Construction costs are listed at $1.38 million.

Despite Requirement to Rebuild, Site Sits Vacant and Paved-Over After Demolition of Historic Building at 107 Chestnut Street in Old City

In August 2020, Philadelphia YIMBY reported that permits were filed for the demolition of a historically designated four-story building at 107 Chestnut Street in the Old City Historic District in Center City, half a block away from Penn’s Landing. The structure was built in 1840, at a time when the neighborhood bustled with maritime commercial activity, and was one of the last remaining buildings on the street’s old mercantile row. The Philadelphia Historical Commission approved the demolition after engineering experts declared the structure unsafe yet required that the owner rebuild the historic edifice in its original form within a year. However, YIMBY’s recent site visit reveals that the structure’s former site still sits cleared and paved over with no signs of new construction, perched next to its lone prewar neighbor that stands surrounded by a parking lot.

Construction Anticipated for 150-Room AC Hotel at 230 North 13th Street in Chinatown, Center City

Philadelphia YIMBY’s recent site visit revealed that construction work has not yet started on the 15-story, 150-room AC Hotel by Marriott at 230 North 13th Street in Chinatown, Center City. Developed by Baywood Hotels, the development will add a vertical extension atop the existing prewar building, bringing the structure’s total height to 181 feet. Permits were issued in May of last year and the building currently stands vacant, though construction work has not apparently started yet.

Site Awaits Construction of 46-Unit Residential Complex at 207-11 Vine Street in Old City

Construction is anticipated for an 46-unit residential development at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the project will consist of a six-story building at 211 Vine Street, which will span 61,694 square feet, two new townhouses at 207A and 207B and 209 Vine Street, and a multi-family renovation of a historic prewar house at 209 Vine Street. The development will also include parking for 18 vehicles. Although permits have been filed last year, Philadelphia YIMBY’s recent site visit revealed that construction work has not yet started at the site.

Site Awaits Construction of 49-Unit Building at 200 Race Street in Old City

No progress has been made yet at 200 Race Street in the Old City section of Center City, where a six-story, 49-unit mixed-use building was proposed some time ago. YIMBY last reported on the development September 2020. Although we were excited by the attractive, high-density development designed by Ambit Architecture, in the year-plus span that has passed since, no permits have been filed for neither demolition nor new construction. As expected, our recent site visit also revealed no activity at the site, with the two single-story retail structures still standing, although both appear to be shuttered and vacant.

Completion Nears at Six-Unit Residential Building at 214 North 12th Street in Chinatown, Center City

Philadelphia YIMBY’s recent site visit has revealed that construction is nearly complete at the four-story, six-unit residential building at 214 North 12th Street in the western section of Center City’s Chinatown, in an area alternately known as the Convention Center District. The development replaces an attractive Colonial-style townhouse. According to filings, the new structure spans 5,190 square feet, leading to an average of around 850 square feet per unit, and features full sprinkling. Permits list Kaing Estate LLC as the owner and Liu Construction LLC as the contractor. Construction costs are specified at $200,000.

Permits Issued for 16-Unit Building at 1901-09 North 33rd Street in Strawberry Mansion, North Philadelphia

Permits have been issued for the construction of a three-story, 16-unit residential building at 1901-09 North 33rd Street in Strawberry Mansion, North Philadelphia. The development will replace a vacant lot bound by North 33rd Street to the west, West Berks Street to the south, and Monument Street to the north, situated across from Fairmount Park. The structure will be built in four compartments separated by a fire wall, with each compartment containing four bi-level units. Building features include full sprinkling and parking for six bicycles. According to city permits, the site is under the ownership of the Philadelphia Land Bank. Permits also list Michael Johns as the design professional, BDFS Group Inc. as the contractor, and a construction cost of $2.4 million.

Permits have been issued for the construction of a three-story, 104,100-square-foot self-storage facility at 4890 Summerdale Avenue in Lawncrest, Northeast Philadelphia. The development will rise on a large site situated just to the north of Roosevelt Boulevard and just to the east of the Northeast Tower Center shopping mall. The building will be fully sprinkled. Permits list Truman Gee as the design professional, Swinerton Builders as the contractor, and a construction cost of $6 million.
