Freeman Auction House Set for High-Rise Vertical Extension at 1810 Chestnut Street in Rittenhouse Square, Center City

The 23rd place on Philly YIMBY’s December 2021 Development Countdown goes to the 25-story, 312-foot-tall residential high-rise proposed at 1810 Chestnut Street in Rittenhouse Square, Center City. Designed by Cecil Baker + Partners, the project consists of a 19-story vertical addition atop the existing six-story Samuel T. Freeman & Co. Auction House, built in 1923. The vertical addition will house 19 apartments, many of which will be full-floor and duplex units. The renovated historic building will hold several stories of retail, tenant amenities, and automated underground parking for around ten cars. Though our recent site visit revealed no signs of ongoing work, it may begin at any time as a partial demolition and construction permit was issued in November 2020.

An In-Depth Look at 488-Unit Mixed-Use Complex Planned at 700-30 North Delaware Avenue in Northern Liberties

Last month, Philly YIMBY visited the site of a half-million-square-foot, 488-unit mixed-use complex planned at 700-30 North Delaware Avenue on the Delaware River waterfront in Northern Liberties, North Philadelphia. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one spanning the east half of the lot at 700-30 North Delaware Avenue and another to the west at 711-35 North Front Street, with a retail-fronted pedestrian promenade between the two offering public space. While our recent site visit focused on the progress (or lack thereof) at the location, today we dig deeper into the design, its advantages, pitfalls, and still-extant opportunities for further improvement.

23-story Tower Ready for Construction at 2301 John F. Kennedy Boulevard in Center City West

The 24th place on Philadelphia YIMBY’s December 2021 Development Countdown belongs to 2301 John F. Kennedy Boulevard, a 303-foot-tall, 23-story tower proposed at 2301 John F. Kennedy Boulevard in Center City West. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which also serves as the contractor), the sleek, curved tower will rise on a slender-wedge shaped lot by the Schuylkill River waterfront and will hold 334,201 square feet of interior space. The development will offer 287 residential units as well as office space and parking for 44 cars and 96 bicycles. A construction permit was issued in late November, specifying a construction cost of $105 million.

Last month, YIMBY shared the news of a four-story, 86-unit residential building being proposed at 448-56 Rhawn Street (aka 448-456 Rhawn Street) in Fox Chase, Northeast Philadelphia. Today we take a closer look at the development, which will rise across from the Fox Chase Station of the SEPTA Regional Rail. Designed by KCA Design Associates, the structure will contain 77,776 square feet of interior space and will offer 2,500 square feet of ground-level retail, as well as a garage with space for 48 cars and 30 bicycles.

As Facade Ascends at 2222 Market Street, YIMBY Looks Back at the Year’s Progress at the 295-Foot-Tall Office Building Rising in Center City West

The 25th place on Philly YIMBY’s December 2021 Development Countdown goes to the 295-foot-tall, 19-story office building under construction at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.
