Last month, YIMBY unveiled the UPS package sortation and distribution facility proposed at 1 Red Lion Road in Bustleton, Northeast Philadelphia. The 1,004,000-square-foot structure is currently the city’s largest single proposed building in terms of floor area. A few days ago, the development team of Commercial Development Company, Inc, Blue Rock, Bohler, and NORR submitted a revised Civic Design Review package, which shows design changes that deal mainly with landscaping at the 140-acre site and the way the facility will relate to the surrounding residential neighborhood.

The freestanding structure sits on the west side of the block between Germantown Avenue and Wakefield Street, near the corner of Collom and Wakefield streets The demolition cost for the freestanding structure is $22,222, which includes cleaning and grading lots at 103 and 105 Collom Street. Philadelphia Redevelopment is the listed owner and Pedro Palmer Construction Inc. is the contractor.

A 23-townhouse complex has been proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia. Designed by Alma Architecture, the development combines the city’s traditional rowhouses with a courtyard typology as a solution for the deep-set, sloped site, as illustrated in the firm’s recent Civic Design Review submission. The design is a novel adaptation to a challenging site in Northwest Philadelphia’s hilly terrain, which contrasts with the generally flat city.

In the summer of 2019, construction started on a five-story mixed-use building at 1836-1844 East York Street in Kensington. The five-story development spans a 5,233-square-foot lot and features around 24,600 square feet of floor space, with commercial space at the ground level and 19 residential units above, topped with a roof deck. Kore Design Architecture has released two variations of the design, though both maintain the essential concept of a boxy mass with gently flared projections at the street-facing façade.
