A recent site visit by Philadelphia YIMBY has confirmed that construction work complete at a three-story, three-unit apartment building at 1810 Federal Street in Point Breeze, South Philadelphia. The development is situated on the south side of the block between South 18th and South 19th streets. Designed by Designblendz, the structure will span 3,352 square feet. Permits list Michael Treacy as the contractor and specify a construction cost of $450,000.

Construction Progresses at 207-11 Vine Street in Old City

A recent site visit by Philadelphia YIMBY has noted that construction continues to progress at a 46-unit residential development underway at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the project will consist of a six-story building at 211 Vine Street, which will span 61,694 square feet, two new townhouses at 207A and 207B and 209 Vine Street, and a multi-family renovation of a historic prewar house at 209 Vine Street. The development will also include parking for 18 vehicles.

Construction Still Pending at 1326 North 6th Street in Ludlow, North Philadelphia

A site visit by Philly YIMBY has observed that construction has not yet started at a three-story, four-unit multi-family building at 1326 North 6th Street in Ludlow, North Philadelphia, though a permit had been issued in August 2020. The development will rise from a vacant lot on the west side of the block between West Thompson and Master streets. Designed by Harman Deutsch Ohler Architecture (aka HDO Architecture), the structure will span 4,798 square feet and features a cellar and two roof decks. Permits list GRIT Construction as the contractor and a construction cost of $527,780.

A recent site visit by Philadelphia YIMBY has noted that construction has still not started at the six-story, 50-unit apartment building proposed at 502 Wood Street in the Old City section of Center City, though permits were issued last year. Designed by JKRP Architects, the building will span 55,470 square feet and feature two elevators and parking for 13 cars. Permits list Tester Construction Group as the contractor and a construction cost of $5.55 million.

Completion Approaches at One Dock Street in Society Hill, Old City

Philadelphia YIMBY recently visited One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City, to document finishing touches going up at the skyline-altering tower. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and specify a construction cost of $66.55 million.

Demolition Underway at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia

Philadelphia YIMBY’s recent site visit has observed that demolition work is underway at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will span 351,927 square feet and hold 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Construction costs are listed at $93 million.

Renovation Work Progresses at 141-43 North 4th Street in Old City

Philadelphia YIMBY’s recent site visit has observed continued progress at a renovation and vertical extension development at 141-43 North 4th Street in Old City. Designed by Designblendz, the project spans a through-block site that stretches from North 4th to North Orianna streets. The project involves renovation of a historic four-story, 18,160-square-foot building on 4th Street and construction of a six-story, 19,406-square-foot extension at Orianna Street. The development will span 37,566 square feet and offer 36 residential units, 13 off-site accessory parking spaces, and accommodation for ten bicycles. Permits list Pioneer Construction and Development Corporation as the contractor. Construction costs are specified at $2.86 million.

Steel Rises at 417-25 Callowhill Street in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has observed that a steel superstructure has begun to rise at a seven-story, 220-unit residential building at 417-25 Callowhill Street in Northern Liberties. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an expansive roof deck, as well as parking for 71 cars.

Topping-Out Approaches at 200 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY recently documented the site condition of a 13-story, 355-unit mixed-use tower at 200 Spring Garden Street (also known as 200-24 Spring Garden Street) in Northern Liberties, Lower North Philadelphia, where the assembly of the steel frame is approaching its highest point. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public walkway to the west of the tower.

Philly YIMBY’s recent site visit has observed sustained construction progress at a six-story, 50-unit mixed-use building underway at 342 West Girard Avenue (also known as 342-54 West Girard Avenue) in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the development will span 43,010 square feet (which will include 2,252 square feet of retail) and will feature a basement and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and specify a construction cost of $4 million.
