The latest installment in Philly YIMBY’s Category Spotlight series features Philadelphia’s proposed and under-construction developments that span between 10,000 and 50,000 square feet. Most of the projects within this size range are medium-sized, mid-rise developments that typically hold anywhere between ten and 50 residential units. These buildings frequently feature retail at the ground floor, which livens up the sidewalk experience, while their scale makes for an optimal fit for just about any neighborhood; as such, apartment buildings within this size range have long served as the backbone of cities around the world. BruBox at 3120 Jefferson Street

BrüBox Completes Construction in Brewerytown, North Philadelphia

Last June, Philly YIMBY reported that construction was nearing completion at BrüBox at 3120 Jefferson Street in Brewerytown, North Philadelphia. Since that time, the five-story, 32-unit rental building, alternately spelled BruBox (without the umlaut), has been completed and open to residents. Designed by Coscia Moos Architecture and developed by Khosla Properties, with Tester Construction Group as the contractor the development spans 29,427 square feet and, according to permits, cost $5.15 million to construct. BrüBox offers residences ranging from studios to two-bedrooms and spanning 525 to 1,000 square feet and includes parking for ten cars and 11 bicycles.

Renovation Underway at Project HOME Residence at 115 East Huntingdon Street in West Kensington

A recent site visit by Philadelphia YIMBY has revealed that renovation work is underway at 115 East Huntingdon Street in West Kensington, where a five-story prewar building is being converted into a 56-unit mixed-use development, which is part of Project HOME, a nonprofit organization that provides housing and support services to socially vulnerable populations. Located on the Episcopal Campus of the Temple University Hospital, the development will offer two elevators, full sprinkling, and support staff. Permits list a project team of Cecil Baker + Partners Architects as the designer, the hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million.

Construction Pending at 725-29 South Broad Street in Hawthorne, South Philadelphia

Last year in May, permits had been issued for a commercial renovation and vertical expansion for a three-story prewar building at 725-29 South Broad Street in HawthorneSouth Philadelphia. Since that time, however, no construction progress has been made on the structure, as Philly YIMBY’s recent site visit has shown. Designed by CANNOdesign, the structure, located on the east side of South Broad Street on the block between Bainbridge and Fitzwater streets, will rise five stories. Permits list Santech Construction Corp. as the contractor and a construction cost of $3.8 million.

Construction Complete at Wharton Flats in Passyunk Square, South Philadelphia

A recent site visit by Philly YIMBY has confirmed the completion of Wharton Flats, a five-story mixed-use development at 1283 South 9th Street in Passyunk SquareSouth Philadelphia. Developed by Hightop Real Estate and Development, the complex features 5,400 square feet of commercial space, 21 apartments, and three townhomes. The building is a significant addition to the iconic intersection that is home to Pat’s King of Steaks and and Geno’s Steaks, two of Philadelphia’s signature cheesesteak restaurants.
