Philadelphia YIMBY Catalogs New Single-Family Developments

Following the logical descending order of Philadelphia YIMBY’s ongoing “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year, the final category among the unit-count groups goes to new single-family houses. When possible, we tend to focus on larger development, yet to property reflect the reality of the city’s real estate market, on occasion we cover a few of the numerous single-family projects that are proposed, under construction, and recently completed around the city. In his brilliant 2019 book The North Atlantic Cities, author Charles Duff calls Philadelphia as the greatest rowhouse city in the United States, putting it ahead of behemoths such as New York, Boston, and Baltimore. As most of the newly-built single-family houses are of the rowhouse variety, this category highlights the city’s enduring centuries-old vernacular tradition even if much of this new construction is styled in a contemporary manner. Philadelphia YIMBY Looks at Recent Projects with Two to Three Residential Units

In the continuing descending order of Philadelphia YIMBY’s ongoing “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year, is the group of new buildings that feature two to three residential units. The category almost exclusively covers smaller, typically rowhouse-sized developments, although in some cases it intersects with larger groups of buildings consisting of several such structures. Please see below for several such projects that we have covered this year so far.

Updated Height, Plans, and Renderings Surface for CHOP’s Inpatient Tower in University City, West Philadelphia

In recent years, the Children’s Hospital of Philadelphia has been in the process of expanding its University City campus via a $3.4 billion development plan, a major part of which is the $1.9 billion Inpatient Tower (aka New Patient Tower) proposed at 515 Osler Circle. Recently, a Philly YIMBY contributor has shared a pair of new renderings for the project. The Inpatient Tower was designed by Ballinger, with ZGF Architects (which has previously teamed up with CHOP to design its Medical Behavioral Unit) as the consultant and interiors/clinical architects. In addition, we present a separate drawing set consisting of a floor plan and building section, which reveal an updated structural height and a detailed building program. The schematics show that the tower will rise 434 feet and 23 stories tall and will span a total of 1.318 square feet, making for a significant addition to West Philadelphia’s already impressive medical sector.

Philadelphia YIMBY Looks at New Developments With Four to Nine Residential Units

The next entry in Philadelphia YIMBY’s ongoing “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year, is the tag that tallies ongoing residential developments with four to nine residential units. This category mostly covers smaller developments that generally rise three to five stories tall. A number of such buildings boutique condominium properties where larger-than-average units result in structures that are rather imposing despite their relatively low unit counts. Please see below for a few such projects that we have covered this year so far.

Construction Imminent at Village Square on Haverford in Mantua, West Philadelphia

At the start of the year, Philly YIMBY announced that partial permits were filed for Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Designed by WRT and developed by Lomax Real Estate Partners and the Mount Vernon Community Development Corporation, the project will consist of several buildings ranging from three to six stories and will offer retail, a mix of rental and condominium units, green promenades, and public art.

Philadelphia YIMBY Looks at Upcoming Projects With 10 to 50 Residential Units

Philadelphia YIMBY continues its “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year. In the third entry of this mini-series, we look at new residential developments that we have covered so far this year that feature anywhere between 10 to 49 residential units. In general, the category consists of medium-sized apartment buildings that rise anywhere from three to five stories and some townhouse complexes, although there are a few exceptions, such as a very notable one at the Freeman Auction House overbuild. Philadelphia YIMBY Highlights Upcoming Developments With 50 to 100 Residential Units

Yesterday, Philadelphia YIMBY discussed some of the new categories we introduced at the beginning of the year to make our website into a more useful resource of both recent news and as an urban development archive, highlighting a few of the new projects we have covered within the 100-plus-unit category. In this second entry in our category spotlight series, we look at a few of the residential developments with unit counts ranging from 50 to 99. This category consists mostly of sizable mid-rise developments, as well as a few high-rise buildings that tend to fall withing the under-20-story range. Please see below for a selection of such developments that we have covered so far this year.

YIMBY Looks at Amenities and Rental Units at The Vienna in Brewerytown, North Philadelphia

Earlier this month, Philly YIMBY has announced the completion of The Vienna, a five-story, 26-unit rental apartment building at 1539 North 26th Street in Brewerytown, North Philadelphia. The development was designed by KCA Design Associates, developed by Design Pro Development, and spans 29,042 square feet. Today we take an in-depth look into the building’s amenities and units.

Construction Underway at Edelman Fossil Park and Museum in Mantua Township, NJ

One of the most exciting new developments in the greater Philadelphia metropolitan area is currently underway not in the city itself, but rather in an exurban part of Mantua Township, New Jersey, 14 miles to the south of Center City Philadelphia. Designed by Ennead Architects, with KSS Architects as the architect of record and Gallagher & Associates behind exhibit design, Rowan University’s Jean & Ric Edelman Fossil Park and Museum rises from a scenic bluff overlooking a former marl quarry, which holds 66-million-year-old fossils dating to the age of dinosaurs. The $73 million visitor center, avant-garde in design yet naturalistic in material palette and setting, will offer 44,000 square feet of interactive exhibits, presentation space, socializing areas, and more.

Demolition Underway at Historic Columbia Theater in Cecil B. Moore, North Philadelphia

A recent site visit by Philly YIMBY has revealed that demolition has begun at the historic Columbia Theater at 2709 Cecil B. Moore Avenue in Cecil B. Moore, North Philadelphia. The 100-year-plus-old structure, situated at the north side of the block between North 27th and Marston streets, will be replaced by a four-story, 18-unit apartment building. Designed by Kore Design Architecture (KCA), the new development will span 21,030 square feet and feature elevator service, full sprinkling and a roof deck. Permits list Bloomtown Holdings LLC as the owner, GRIT Construction as the contractor, and a construction cost of $3.16 million. The Columbia Theatre, as it was originally known, was built in 1911 in a grand Beaux-Arts style. The massive, dramatic marquee and vertical sign that once adorned its front entrance are long gone. Still present, however, is the symmetrical facade with Palladian and oeil-de-boeuf windows, a garland-adorned crown, and a dentil course cornice. Even the elegant bishop’s crook light sconces continue to grace the structure at the second level. The roughly 30-foot-tall building is at once in scale with the avenue’s rowhouses and offers a distinct sense of urbane grandeur.
