Philly YIMBY’s recent site visit has observed that construction work is almost finished at a four-story, 57-unit residential development at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia, as revealed by a. Designed by JKRP Architects, the project is located on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contain 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and specify a construction cost of $2.08 million.

A recent site visit by Philly YIMBY has noted that construction work has not yet begun at a four-story, six-unit mixed-use development at 1437 Point Breeze Avenue in Point Breeze, South Philadelphia. The new building will replace a dilapidated two-story commercial structure on the east side of the block between Dickinson and Reed streets. The new development will span 11,200 square feet and will feature ground-floor commercial space. Permits list Lepore Properties as the contractor and specify a construction cost of $400,000.

Permits have been issued for the construction of a three-story, four-unit apartment building at 2540 North 6th Street in North Philadelphia East. The new structure will rise from a vacant lot situated on the west side of the block between West Cumberland Street and West Huntingdon Street, near the corner of Huntingdon and 6th. With the blueprints produced by JT Ran Expediting, the building will span 4,121 square feet and will feature a basement and a roof deck. Permits list JPL Construction as the contractor.

A recent site visit by Philly YIMBY has noted that construction has still not started at the site of a proposed seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market in South Philadelphia, although site prep is currently underway. The structure will rise at the southeast corner of 9th Street and Washington Avenue, replacing a large parcel that has long sat vacant. Designed by BLT Architects, the development will span 204,351 square feet and feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.

Philly YIMBY’s recent site visit has observed that construction work has started at a renovation and vertical extension of a two-story building at 1939 South 5th Street in Wharton, South Philadelphia. The development is situated at the northeast corner of South 5th and McKean streets. Designed by Toner Architects, the new overbuild will add a third story and 1,216 square feet to the existing 2,657-square-foot building. The resulting mixed-use structure will span 3,873 square feet and feature ground-floor commercial space, an artist studio, two residential units, and a single-car garage. Permits list Gina L. Romano as the contractor and specify a total improvement cost of $490,000, of which $375,000 comprises the construction cost.
