A recent site visit by Philly YIMBY has revealed that construction has topped out at a three-story, three-unit apartment building at 1312 North 6th Street in Ludlow, North Philadelphia. Designed by Stuart G. Rosenberg Architects, the project is situated on the west side of the block between West Thompson and Master streets. Permits list Santech Construction Corp. as the contractor and a construction cost of $685,000.

Construction Plans Still on Hold at 1326 Palethorp Street in Olde Kensington

Philadelphia YIMBY’s recent site visit has revealed that construction work has still not begun at a single-family dwelling proposed at 1326 Palethorp Street in Olde Kensington, nearly three years after a zoning permit was issued in November 2020. The new building will replace a vacant lot on the west side of the block between West Thompson and Master streets, and will feature a roof deck. CANNOdesign is listed on the permits as part of the project team.

Construction Nears Completion at 2034 North Front Street in Kensington

A recent site visit by Philly YIMBY has observed sustained construction progress at a four-story, eight-unit mixed-use building at 2034 North Front Street in Kensington. The development replaces a vacant lot on the west side of the block between West Norris Street and Diamond Street, and rises next to the elevated Market-Frankford Line. The structure will span 8,086 square feet, which translates to an average of around 1,000 square feet per apartment, and feature 540 square feet of ground-level retail and a cellar. The roof deck will likely offer views of the skyline. Permits list the Estate of Anna Reinman as the owner, Christopher Carickhoff as the design professional, and V2 Properties Construction Management LLC as the contractor. Construction costs are indicated at $1.38 million.

Completion Approaches at 1500 Germantown Avenue in Olde Kensington

Philadelphia YIMBY’s recent site visit has observed that construction is nearing completion at a three-story mixed-use development at 1500 Germantown Avenue in Olde Kensington. The development rises from a vacant, wedge-shaped property situated at the northwest cornet of Germantown Avenue and Jefferson Street. Designed by Cheryl Poulos Architect, the building will span 5,359 square feet, which will include over 1,000 square feet of ground-level commercial space, a cellar, and a roof deck. Permits list Philly Parking Solutions as the contractor and indicate a construction cost of $400,000.

Construction Still Pending at 26 South 42nd Street in Spruce Hill, West Philadelphia

Philly YIMBY’s recent site visit has discovered that demolition work has still not started at 26 South 42nd Street, the site of a planned seven-story, 63-unit mixed-use development in Spruce Hill, West Philadelphia. The new building will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the development will span 56,664 square feet and include 4,828 square feet of retail. The provision of 42 bicycle spaces will be well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and indicate a construction cost of $6.8 million.

Philly YIMBY’s recent site visit has observed that construction work continues to advance, though apparently rather slowly, at a four-story, five-unit multi-family development at 2628-32 Webster Street in Graduate Hospital, South Philadelphia. The project rises on the southeast corner of Webster and South Taney streets, near the Schuylkill River. Designed by Designblendz, the building will span 9,795 square feet. Permits indicate Michael Treacy as the contractor.

Construction Remains Stalled at Bloc24 at 613 South 24th Street in Graduate Hospital, South Philadelphia

A recent site visit by Philadelphia YIMBY has observed that, well over a year after foundations assembly, no new construction progress has apparently been made at Bloc24, a five-story, eight-unit residential building at 613 South 24th Street (alternately known as 613-19 South 24th Street) in Graduate Hospital, South Philadelphia. In our most recent visit eleven months later, we found the site in effectively the same condition, with no evidence of further work having been carried out since that time. Designed by Moto Designshop, the structure will feature elevator service, a fresh food market at the ground floor, and an expansive roof deck that will span most of the rooftop and offer dramatic views of the nearby Center City skyline. Permits list 617 South 24th St LLC as the owner and Morgan Plecenik as the contractor, and indicate a construction cost of $1.5 million.

Cleared Site Awaits Construction at 1101-33 South 9th Street in the Italian Market in South Philadelphia

Philly YIMBY’s recent site visit has observed little notable progress at the site of a proposed seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market in South Philadelphia, since our last visit in February. The structure will rise at the southeast corner of 9th Street and Washington Avenue, replacing a large parcel that has long sat vacant. Designed by BLT Architects, the development will span 204,351 square feet and feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.

Construction Still On Hold at 933 North Penn Street in Northern Liberties, North Philadelphia

As a recent Philly YIMBY site visit has observed, well more than a year after permits were issued, construction has still not started at a seven-story, 196-unit multi-family development proposed at 933 North Penn Street in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the project will rise directly on the Delaware River waterfront and will include a pedestrian promenade at the ground level. The structure will span 187,636 square feet of gross floor area and will offer parking for 57 cars and 66 bicycles.

Philly YIMBY recently visited the site and documented the construction at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the complex will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot complex will cost nearly $306 million to construct.
