Philadelphia YIMBY’s recent site visit has observed that construction work is well underway at a 20-unit townhouse development at 1031 Germantown Avenue in Northern Liberties, Lower North Philadelphia. Designed by JKRP Architects, the development will span a wedge-shaped parcel bordered by Germantown Avenue to the southwest and West Allen Street to the north, and will comprise the first phase of a project that will include 15 more townhouses in the future.

A recent site visit by Philadelphia YIMBY has documented the latest construction progress at a 13-unit development at 769 South 10th Street in Bella Vista, South Philadelphia. Designed by Landmark Architectural Design, the building will stand four stories tall, with commercial space at the ground floor and a roof deck.

A recent site visit by Philadelphia YIMBY has confirmed that demolition work has been completed and excavation is underway at the site of a three-story, nine-unit mixed-use development proposed at 1700 Frankford Avenue in Fishtown. The development will stand on the northwest corner of Frankford Avenue and East Columbia Avenue. Designed by Ambit Architecture, the structure will span 13,924 square feet and will include ground-floor commercial space and a basement. Permits list GRIT Construction as the contractor and indicate a construction cost of $2.175 million.

A recent site visit by Philadelphia YIMBY has confirmed that construction work is well underway at a six-story, 31-unit mixed-use development at 2112 North Front Street in Norris Square. Designed by DesignBlendz, the structure will span 27,519 square feet and feature commercial space at the ground floor and a green roof at the top. Permits list GRIT Construction as the contractor and specify a construction cost of $5.5 million.

Construction Not Yet Started at 1321 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has revealed that demolition has still not yet begun at the site of a proposed seven-story mixed-use building at 1321 North Front Street in Fishtown, Kensington. Designed by NORR, the building will span 31,167 square feet and will contain 2,545 square feet of retail and 36 apartments. Permits list East Columbia and Memphis A. as the owner, Peroni Management Inc. as the contractor, and a construction cost of $4 million.

Construction Tops Out at 2226-34 North Front Street in Norris Square

Philadelphia YIMBY’s recent site visit has observed that construction work has topped out at a 22-unit mixed-use project at 2226-34 North Front Street in Norris Square. The building will rise five stories and 55 feet high. A commercial space will be situated on the ground floor and green roof will be located at the top of the building, which will provide a density bonus that will allow for a higher number of residential units. Eight bicycle spaces will also be included in the project. In total, the building will hold 18,277 square feet of space, with construction costs specified at $2.7 million.

Site Cleared at 2113 East Norris Street in Fishtown

A recent site visit by Philly YIMBY has observed that a construction site has been cleared at a three-story two-family rowhouse at 2113 East Norris Street in Fishtown. The structure will replace a dilapidated three-story rowhome on the northeast side of the block between Amber Street and Trenton Avenue. Designed by Designblendz, the structure will span 4,389 square feet and will feature a cellar and a roof deck. Permits list Chris Steinbiss as the contractor.

A recent site visit by Philadelphia YIMBY has confirmed that construction work is nearly complete at a multi-family development at 825-27 Bainbridge Street in Bella Vista, South Philadelphia. Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. The building spans 19,200 square feet and will include five bicycle spaces. Construction costs are specified at $3.2 million.

Renovations Underway at 2301 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed that exterior renovation work is underway at the recently completed mixed-use development at 2301 Frankford Avenue in Fishtown. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished project features ground-floor commercial space and six residential units, as well as a cellar.

Construction Complete at 2400 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has noted that construction work is complete at a four-story mixed-use building at 2400 Frankford Avenue in Fishtown, Kensington. The development stands at the angled northern corner of the three-way intersection between Frankford Avenue, Trenton Avenue, and East York Street, where a traffic circle was recently constructed. Designed by CANNOdesign and developed by Khosla Properties, the structure will span 17,972 square feet and hold 2,459 square feet of retail space and 15 apartments. Features include full sprinkling, a green roof, and parking for five bicycles. Permits list Tester Construction Group as the contractor and specify a construction cost of $2.6 million.
