A pair of permits has been issued for the construction of two multi-family buildings located at 2427 and at 2429 Cecil B. Moore Avenue in Cecil B. Moore, North Philadelphia. Each building would span a 1,280-square-foot footprint and feature a roof deck. James A. Clancy is the listed designer United Development LLC is the owner for both properties.
Demolition and construction permits have been filed at 1753 Wylie Street in Francisville, North Philadelphia. The permits call for tearing down a three-story prewar rowhouse at the south corner of Wylie Street and Perkiomen Street, and replacing it with a four-story, 45-foot-tall, five-unit multi-family building with bay windows and a roof deck. Morrissey Design LLC is the designer. Christine and Wendy Tucker are the listed owners.
A four-story, 166-unit development has been proposed at 1201 West Girard Avenue in Yorktown, North Philadelphia. Designed by Landmark Architectural Design LLC, the building will provide 46,071 square feet of interior space and rise around 50 feet high to the top of the parapet, and around 60 feet high to the top of the bulkhead. The project will reintroduce density to a centrally-located yet sparsely built-out neighborhood and will feature a traditionally inspired design that reflects the city’s storied legacy of prewar architecture.
Last year, Philly YIMBY announced the proposal of a five-story, 160-unit residential complex at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Today we take an in-depth look at the 127,200-square-foot development designed by ISA and developed by ADCO (American Development Company) and Callahan Ward, which will include 9,300 square feet of ground-level retail, parking for 46 vehicles and 56 bicycles, two shared roof decks, 34 private terraces, and other details revealed in last year’s Civic Design Review presentation.
A few days ago, SkyscraperPage user FairmountFellow revealed a pair of renderings showing a skyscraper situated atop an existing prewar building at 1826 Chestnut Street in Rittenhouse Square, Center City. The image, which the user allegedly “saw in a local cooperative presentation,” revealed no further information, yet various clues offer more details. The building shows a floor count of around 42 stories, and its location next to the recently proposed skyscraper at 113-121 South 19th Street suggest a height of roughly 550 feet. In the image corner is the partial logo of Goodman Properties, which has a page for the building on its website. It is unclear whether Goodman intends to develop the building as pictured or if it is a conceptual presentation geared to attract investors.
