Construction Still Pending at 1015 South 3rd Street in Queen Village, South Philadelphia

Philly YIMBY’s recent site visit has noted that construction has still not begun at the site of a proposed four-story, 67-unit multi-family building at 1015 South 3rd Street in Queen Village, South Philadelphia, although construction equipment is present at the site. The development will rise on the east side of the block between Washington Avenue and Carpenter Street. Designed by HDO Architecture, the building will feature elevator service and a green roof.

A recent site visit Philadelphia YIMBY has observed that construction work is nearing completion at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot complex will rise 83 feet and seven stories with homes ranging from studios to two bedrooms.

Renovation Underway at 141-43 North 4th Street in Old City

A recent site visit by Philadelphia YIMBY has noted that renovation and vertical extension work is well underway at 141-43 North 4th Street in Old City. Designed by Designblendz, the development will rise from a through-block site that stretches from North 4th to North Orianna streets and will involve renovation of a historic four-story, 18,160-square-foot building on 4th Street and the construction of a six-story, 19,406-square-foot addition at Orianna Street. The development will span 37,566 square feet and feature 36 residential units as well 13 off-site accessory parking spaces and ten bicycle spaces. Permits list John G. Traver Co. Inc. as the owner, Pioneer Construction and Development Corporation as the contractor, and a construction cost of $2.86 million.

Philly YIMBY’s recent site visit has observed that foundation work is in progress at 3151 Market Street in University City, West Philadelphia. The development rises on the north side of Market Street between North 30th and North 32nd streets, with John F. Kennedy Boulevard to the north. Designed by Gensler and developed by Brandywine Realty Trust, the building will rise 226 feet and 14 stories and will span 495,000 square feet. The structure will house office and laboratory space, as well as retail on the ground floor.

Construction Progresses at 3025 JFK Boulevard in University City, West Philadelphia

Philly YIMBY’s recent site visit has observed sustained construction progress at 3025 JFK Boulevard, a 361-foot-tall, 28-story mixed-use tower at 3025 John F. Kennedy Boulevard at University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, with Hunter Roberts Construction Group as the contractor, the building will span 559,583 square feet, with commercial and laboratory space on the lower floors with 326 residential units situated above. The building, also known as Schuylkill Yards West, is the first major high-rise to be built as part of the 14-acre Schuylkill Yards megadevelopment. Construction at 3025 JFK Boulevard is expected to cost $180 million.

Philadelphia YIMBY’s recent site visit has observed that, since our last site visit in August 2022, construction has made significant progress at 46-unit residential development underway at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the project will consist of a six-story building at 211 Vine Street, which will span 61,694 square feet, two new townhouses at 207A and 207B and 209 Vine Street, and a multi-family renovation of a historic prewar house at 209 Vine Street. The development will also include parking for 18 vehicles.

Completion Approaches at 2222 Market Street in Center City West

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at the 295-foot-tall, 19-story office development at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Building features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.

Philadelphia YIMBY’s recent site visit has observed that construction work is well underway at an 11-townhouse development at 244-58 North 2nd Street in the Old City section of Center City, with the structures at the site topped out and anticipating installation of the facade. Designed by LandMark Architectural Design, each townhouse will rise four stories and span nearly 5,000 square feet, and feature a cellar, a roof deck, an elevator, and a two-car garage. Construction Nears Completion at 214 Vine Street in Old City

Philly YIMBY’s recent site visit has observed that construction work is nearing completion at a 29-unit development at 214 Vine Street in Old City. Designed by Moto Designshop, the development unites four parcels at 214 through 220 Vine Street, spans a 5,403-square-foot ground footprint, and will hold 26,550 square feet of interior space, which roughly translates into just over 900 square feet per unit. Permits list Vine New Associates LLC as the owner and Spruce Builders LLC as the general contractor.

Site Cleared at 1101-33 South 9th Street in the Italian Market in South Philadelphia

A recent site visit by Philly YIMBY has noted that site prep work has finally begun at 1101-33 South 9th Street, the site of a proposed seven-story, 157-unit mixed-use building in the Italian Market in South Philadelphia. The structure will rise at the southeast corner of 9th Street and Washington Avenue, replacing a large parcel that has long sat vacant. Designed by BLT Architects, the development will span 204,351 square feet and feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.
