Philadelphia YIMBY’s recent site visit has observed that construction work is complete at a five-story, 63-unit mixed-use project at 2315 North Front Street in East Kensington. Designed by HDO Architecture, the project spans 59,172 square feet and features ground-floor commercial space, a roof deck, and parking for 22 bicycles. Permits list Knight Rider Construction as the contractor and indicate a construction cost of $6 million.

Philadelphia YIMBY’s recent site visit has observed that construction not yet started at the site slated for a a seven-story, 108-unit multi-family development at 2000-20 East Hagert Street in East Kensington. The property is bordered by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates, the building will span 93,832 square feet and will include 13 artist studios, underground parking for 19 cars, and space for 37 bicycles, as well as a green roof and a roof deck.

Still No Progress at 2100 Market Street in Center City West

A recent site visit by Philadelphia YIMBY has observed no development progress of any sort at 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street, a dormant avant-garde project proposed in Center City West. Originally developed by the Brandywine Realty Trust, the development has sat on the drawing boards for several years, with the latest, 350-foot-tall design crafted by Edry McHenry Architects.

Construction Pending at 2213-33 North Front Street, Kensington

A recent site visit by Philadelphia YIMBY has observed that construction work has not yet begun at a 60-unit mixed-use building at 2213-33 North Front Street in East Kensington. Designed by Cadre Design, the structure will rise seven stories and will include commercial space on the ground floor.

Excavation Underway at 2112 North Front Street in Norris Square, North Philadelphia

In March, Philly YIMBY reported that permits were issued for the construction of a six-story, 31-unit mixed-use development at 2112 North Front Street in Norris Square. Designed by DesignBlendz, the structure will span 27,519 square feet and feature commercial space at the ground floor and a green roof at the top. Permits list GRIT Construction as the contractor and specify a construction cost of $5.5 million. Our recent site visit has discovered that the low-rise commercial structure that formerly stood at the site has been demolished and that substantial excavation progress has been made at the site.

Construction Nearly Complete at 2000 North Front Street in Fishtown

Philly YIMBY’s recent site visit has observed that construction is almost complete at a five-story, 21-unit mixed-use building at 2000 North Front Street in Fishtown. The structure will rise at the northwest corner of Front and Norris streets, replacing a dilapidated and boarded-up three-story prewar building. The development will offer 22,992 square feet of interior space, which will include a commercial component. Features include full sprinkling and a roof deck, which will likely offer sweeping skyline views due to the structure’s relative prominence. Permits list Dr. Jerry Ginsberg as the owner, KCA Design Associates as the architect, and Tota Builders, Inc. [sic] as the contractor. Construction costs are specified at $710,000.

Philly YIMBY’s recent site visit has observed sustained construction progress at a six-story, 127-unit development at 1901-19 East York Street in East Kensington. The project is situated on the eastern corner of the intersection of East York and Jasper streets. Designed by LRK, the structure spans 115,293 square feet and will offer artist studio space on the ground floor and will include elevator service, balconies, a green roof, and 27 parking spaces. Permits list Equinox Management & Construction as the contractor and specify a construction cost of $20.4 million.

Construction Still Pending at 1640-48 North Hancock Street in Kensington

A recent site visit has revealed that construction has still not started at a six-story, 110-unit mixed-use development at 1640-48 North Hancock Street in Olde Kensington, although the site has been cleared and appears ready for excavation. Designed by HDO Architecture, the building will feature commercial space on the ground floor and a garage. The structure will hold 119,155 square feet of floor space. Construction costs are specified at $10.5 million.

Construction Progresses at 300 Christian Street in Queen Village, South Philadelphia

A recent site visit by Philadelphia YIMBY has observed that construction continues at a steady pace at 300 Christian Street, a multi-family building in Queen Village, South Philadelphia. Designed by Ambit Architecture, the new building will rise three stories tall and hold 30 residential units, as well as underground parking for 11 cars and 14 bicycles. The project will include a roof deck.

Exterior Nears Completion at 12+Sansom at 123 South 12th Street in Midtown Village, Center City

Philadelphia YIMBY’s recent site visit has observed that exterior construction is nearing completion at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. The 370,860-square-foot development will provide 399 rental apartments, as well as 10,844 square feet of retail. The project team consists of Studios Architecture as the design architect, BLT Architects as the architect of record, Greystar Real Estate Partners as the developer, and Clemens Construction Company as the contractor. The construction cost is specified at $132.25 million.
