A recent site visit has revealed that construction is nearly complete at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The development, which has been topped out since last visit, rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Permits Issued for Janney & Auburn Senior Apartments in Port Richmond, Kensington

Permits have been issued for the construction of Janney & Auburn Senior Apartments, a four-story, 47-unit residential building proposed at 2855 Janney Street in Port Richmond, Kensington. The development will replace an approximately 13,000-square-foot vacant lot bound by Janney Street to the northwest, East Auburn Street to the southwest, and Weikel Street to the southeast. Designed by Kramer+Marks Architects, with Tantala Associates providing zoning documentation, the project will hold a total of 48,000 square feet. Permits list Domus Inc. as the contractor and specify a construction cost of $13 million.

Although permits have been filed in 2020 and 2021 and were issued in January, construction has not yet begun at the three-story single-family rowhouse proposed at 1816 Seybert Street in Cecil B. Moore, North Philadelphia, as seen in a recent site visit by Philly YIMBY. The development will replace a vacant lot on the south side of the block between North 18th and North 19th streets, situated a block east of the Girard College campus Designed by Carolina Pena of Parallel Architecture Studio LLC, the structure will span 1,987 square feet and will feature a cellar, a roof deck, and full sprinkling. Permits list BI Direct LLC as the contractor.

Construction Still Stalled at 1238 North Howard Street in Fishtown

A recent site visit by Philly YIMBY has revealed that construction has still not started at a single-family rowhouse at 1238 North Howard Street, near the junction of Fishtown and Olde Kensington, even though permits had been filed in October 2020 and issued in January of this year. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, hold 1,539 square feet, and feature a back yard and a roof deck.

A recent site visit by Philadelphia YIMBY has revealed that construction has not yet started at a single-family dwelling proposed at 1326 Palethorp Street in Olde Kensington, though a zoning permit was issued in November 2020. The development is slated to replace a vacant lot on the west side of the block between West Thompson and Master streets, and will feature a roof deck. Detailed information on the project remains scarce, although permits list CANNOdesign as the contractor (which is likely a confusing word choice, as CANNOdesign is an architecture firm and the listing likely refers to it as an architectural contractor).

One Dock Street Nearly Topped Out in Society Hill, Old City

Topping-out is rapidly approaching at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

A recent site visit by Philly YIMBY has revealed that construction has made significant progress at a six-story, 50-unit mixed-use building at 342 West Girard Avenue (also known as 342-54 West Girard Avenue) in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the 43,010-square-foot project will rise from a 8,124-square-foot footprint and include 2,252 square feet of retail, a basement, full sprinkling, and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and a construction cost of $4 million.

The project will consist of a pair of four- and three-story buildings with commercial space on the ground floor and residential units above. Public space along Ridge Avenue and parking lot at the block interior will also be included. Permits list the Philadelphia Housing Authority as the owner and Ernest Bock & Sons, Inc. as the contractor.

As confirmed by YIMBY’s recent site visit, a cleared rowhouse site continues to sit vacant at 1735 Seybert Street in Cecil B. Moore, Lower North Philadelphia, after the demolition of a vacant two-story single-family rowhouse. An attractive wood plank fence encloses the vacant lot. The work was performed as part of the City of Philadelphia demolition program. Permits listed Francis Henriquez of FH Demolition as the contractor and a work cost of $13,995.

Site Prep Starts at 1700 North Front Street in Fishtown

After a yearlong-plus wait since the original reveal of the renderings, construction site preparation work has finally commenced for a five-story, 204-unit development proposed at 1700 North Front Street in Fishtown. Following a gradual arrival of construction equipment onto the site, excavators have recently begun to tear up the blacktop of the block-spanning parking lot that spans the large site bound by the elevated-train-capped Front Street to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot structure will hold 123,218 square feet of residential space and 16,429 square feet of retail. The residential component will consist of 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The development will also feature 70 bicycle parking spaces.
