Construction is complete at a three-story single-family rowhouse at 2505 North Mascher Street in West Kensington. The development is located on the east side of the block between West Cumberland and West Huntingdon streets. Designed by KCA Design Associates, the structure spans 2,160 square feet and features three bedrooms, three bathrooms, and a roof deck. Permits list NHA Development LLC as the owner and LNHA New Homes LLC as the contractor. The property had been sold for $399,999 in February.

An In-Depth Look at Village Square on Haverford in Mantua, West Philadelphia

Today Philly YIMBY takes an in-depth look at the Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Designed by WRT and developed by Lomax Real Estate Partners and the Mount Vernon Community Development Corporation, the project will consist of several buildings ranging from three to six stories and will offer retail, a mix of rental and condominium units, green promenades, and public art.

Construction Not Yet Started at Jefferson University Caroline Kimmel Biomedical Research Center in Washington Square West, Center City

One of the most exciting new developments on the drawing boards in Center City is the 11-story Jefferson University Caroline Kimmel Biomedical Research Center proposed at 214 South 9th Street in Washington Square West. The structure will replace a multi-story garage on the northwest corner of South 9th and Locust streets. Designed by Payette, the structure will feature common areas on the lower levels and research labs on the floors above. No demolition nor construction permits have yet been filed, so it is of little surprise that our site visit has discovered that the garage at the site continues to stay intact, which we documented in the photos below.

Construction Anticipated at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBY has discovered that construction has not yet begun at a seven-story, 88-unit residential building proposed at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects, Inc., the building will span 55,280 square feet, and rise 80 feet high to the main roof, and 93 feet to the top of the bulkheads. Features will include a roof deck and parking for 16 cars and 30 bicycles. The structure will replace a two-story commercial building that was previously occupied by a dialysis center, which, as our staff photographer has found, remains standing on the site with no signs of demolition, even though zoning permits for demolition and construction had been issued in September and December 2020, respectively.

Construction Complete at SOLO on Chestnut in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is complete at SOLO on Chestnut at 4233 Chestnut Street in Spruce Hill, West Philadelphia. Designed by JKRP Architects, the building rises seven stories tall and feature 30,300 square feet of retail space on the ground floor. The residential space totals 147,562 square feet. Amenity space on the second floor spans 3,278 square feet, with 7,895 square feet of common space on the ground floor. A 6,055-square-foot roof deck is located at the top of the building. An underground garage holds 75 parking spaces, with two expected to be handicap accessible, one set to be van accessible, four for electric vehicles, and two reserved for interior loading spaces.

Construction Progresses at 4519 Chestnut Street in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBU has revealed new construction progress at the site of a proposed 327-unit multi-family development at 4519 Chestnut Street in Spruce Hill, West Philadelphia. Designed by SITIO Architecture + Urbanism, the building is projected to rise six stories tall and span 223,848 square feet. Features include parking for 92 cars and 154 bicycles.

Completion Nears at 4251 Sansom Street in Spruce Hill, West Philadelphia

Philly YIMBY’s recent site visit has discovered that construction is nearing completion at a three-story, four-unit multi-family building at 4251 Sansom Street in Spruce Hill, West Philadelphia. The structure replaces an ornate two-story prewar rowhouse located on the north side of the block between South 42nd and South 43rd streets. The new building rises from a 1,780-square-foot footprint, holds 5,613 square feet of interior space, translating to a spacious 1,403 square feet per apartment, and features full sprinkling. Permits list Charnelle Hicks as the owner, Kevin Korejko as the design professional, and Northeast Builders LLC as the contractor.

A recent site visit by Philadelphia YIMBY has revealed that construction is well underway at 2046-50 Lehigh Avenue in East Kensington. The building, located on the southwest side of the block between between Frankford Avenue and Amber Street, will rise five stories and feature ground-floor commercial space as well as 21 residential units. Designed by Ambit Architecture, the structure will span 21,168 square feet and will feature parking for seven bicycles. Permits list Grit Construction as the contractor and a construction cost of $2.75 million.

Designed by LandMark Architectural Design, each townhouse will rise four stories and span nearly 5,000 square feet, and feature a cellar, a roof deck, an elevator, and a two-car garage. A recent site visit has revealed that construction has been completed at a four-story multi-family building at 871 North 20th Street in Fairmount, Lower North Philadelphia. The building features a cellar and three condominium units, each with access to a roof deck that offer extensive views of the skyline thanks to the structure’s prominence above its surroundings. Permits list RDM Construction LLC as the contractor and a construction cost of $241,000.
