YIMBY Visits the Site of Stalled Office Tower Proposal at 1301 Market Street in Market East, Center City

Philly YIMBY recently revisited the site of a dormant proposal for an office tower at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Designed by Skidmore, Owings & Merrill and developed by the Oliver Tyrone Pulver Corporation, the building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet.

Permits Issued for 2002 North 22nd Street in North Philadelphia West

Permits have been issued for the construction of a three-story, six-unit apartment building at 2002 North 22nd Street in North Philadelphia West. The structure will replace a vacant lot on the west side of the block between West Norris Street and West Diamond Street. Designed by the 24 Seven Design Group, the building will span 7,344 square feet and will feature a basement and a roof deck. Permits list Efe Holdings as the contractor and specify a construction cost of $800,000.

Construction Not Yet Started at 1826 Chestnut Street in Rittenhouse Square, Center City

A recent site visit by Philadelphia YIMBY has observed no signs of construction work at the site of a roughly 42-story-story tower proposed at 1826 Chestnut Street in Rittenhouse Square, Center City. Ostensibly developed by Goodman Properties. The development’s location next to the proposed high-rise at 113-121 South 19th Street suggests a height of around 550 feet.

Permits Issued for 2018 East Tioga Street in Harrowgate, Kensington

Permits have been issued for the construction of a three-story, three-unit apartment building at 2018 East Tioga Street in Harrowgate, Kensington. The structure will replace an overgrown vacant lot on the southwest side of the block between Braddock Street and Joyce Street. Designed by Thomas Wiedenman of Wiedenman Architecture, the building will span 3,062 square feet and feature a basement and a roof deck. Permits list Eddie Paiz as the contractor. Construction costs are specified at $295,000.

Construction Still Pending at Harper Square at 113-21 South 19th Street in Rittenhouse Square, Center City

A recent site visit by Philadelphia YIMBY has observed no signs of construction work at the site of Harper Square, a 620-foot-tall, 52-story mixed use skyscraper proposed at 113-21 South 19th Street in Rittenhouse Square, Center City. Designed by DAS Architecture and Planning and developed by Pearl Properties, the slender, 267,874-square-foot structure will incorporate existing historic buildings into the base and hold around 200 residential units and 30,180 square feet of commercial space.

Construction Nears Completion at Jefferson Specialty Care Pavilion in Market East, Center City

Philadelphia YIMBY’s recent site visit has noted that construction work nears completion at Jefferson Specialty Care Pavilion rising at 1101 Chestnut Street in Market East, Center City. The building, rises 364 feet and 23 stories (19 stories if excluding mechanical floors) and comprises the bulk of East Market Phase 3, the final component of the mixed-use, multi-block East Market development. The $762 million medical facility, the single largest real estate investment in nearly 200-year history of Jefferson Health, will span around 462,000 square feet and feature over 300 examination rooms, as well as 58 infusion chairs, ten operating rooms, six endoscopy rooms, imaging and lab services, a pharmacy, and more. The development team consists of Ennead Architects and Stantec as designers, Jefferson Health and National Real Estate Development as developers, and a joint venture of LF Driscoll and Hunter Roberts Construction Group as contractors.

Construction Still Not Started at 1208 Chestnut Street in Midtown Village, Center City

A recent site visit by Philly YIMBY has revealed that demolition work has still not started at the site of a 49-unit apartment building at 1208 Chestnut Street in Midtown Village, Center City, even though demolition permits have already been issued for the dilapidated three-story structure currently occupying the property. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.

Construction Progresses at 225-27 North 12th Street in Chinatown, Center City

A recent site visit by Philly YIMBY has observed sustained construction progress at a six-story, 19-unit multi-family building at 225-27 North 12th Street in Chinatown, Center City. Designed by Coscia Moos Architecture and developed by R+M Development Partners, the project will feature 16,363 square feet of interior space. the development will offer seven bicycle spaces as well as six off-site parking spaces, with one set to be van accessible. Tester Construction Group is the contractor. Project costs are listed at cost $2.9 million.

Facade Rises Halfway at 1620 Sansom Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit has observed that construction has topped out and the glass curtain wall has risen around halfway at 1620 Sansom Street in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Hunter Roberts Construction Group as the contractor, the 340-foot-tall, 28-story tower will offer 306 residential units, while the ground-floor commercial space will further enliven the already vibrant local streetscape.

Construction Still Not Started at AC Hotel at 230 North 13th Street in Chinatown, Center City

A recent site visit by Philadelphia YIMBY has noted that construction work has still not started on the 15-story, 150-room AC Hotel by Marriott at 230 North 13th Street in Chinatown, Center City. The development will add a vertical extension atop the existing prewar building, bringing the structure’s total height to 181 feet. Permits were issued in May of last year and the building remains unoccupied.
