Site Cleared at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia

Philadelphia YIMBY’s recent site visit has observed that the construction site has been cleared at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will span 351,927 square feet and hold 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Construction costs are listed at $93 million.

Excavation Underway at 2000-20 East Hagert Street in East Kensington

A recent site visit by Philadelphia YIMBY has observed that excavation work has begun for a seven-story, 108-unit residential building at 2000-20 East Hagert Street in East Kensington. The property is bordered by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates, the project will span 93,832 square feet and will include 13 artist studios, underground parking for 19 cars, and space for 37 bicycles, as well as a green roof and a roof deck.

Construction Complete at 223-25 Market Street in Old City

Philly YIMBY’s recent site visit has confirmed that construction work is complete at a three-story vertical extension for an existing three-story building located at 223-25 Market Street in the Old City section of Center City. Designed by the Atrium Design Group, the new addition will roughly double the building’s current floor area to 23,685 square feet and increase the total residential unit count to 22, while maintaining the ground-floor commercial space facing Market Street. Permits list TBC LLC as the contractor and a construction cost of $3.5 million.

Construction Nearly Complete at 2046-50 East Lehigh Avenue in East Kensington

A recent site visit by Philadelphia YIMBY’s has observed that construction work is nearly complete at 2046-50 Lehigh Avenue in East Kensington. The building, located on the southwest side of the block between between Frankford Avenue and Amber Street, will rise five stories and feature ground-floor commercial space as well as 21 residential units. Designed by Ambit Architecture, the structure will span 21,168 square feet and will feature parking for seven bicycles. Permits list Grit Construction as the contractor and a construction cost of $2.75 million.

Construction Advances at Broad and Washington at 1001 South Broad Street in Hawthorne, South Philadelphia

Philadelphia YIMBY recently visited the site and documented the construction at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the complex will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot development will cost nearly $306 million to build.

Construction Nearly Complete at 1148 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has noted that construction work is nearing completion at a five-story, 59-unit mixed-use complex at 1148 Frankford Avenue in Fishtown. The development will span 42,100 square feet and will include a renovation and retail conversion of the 19th-century Kensington National Bank as well as construction of a five-story apartment building at the site of the bank’s parking lot. The Wells Fargo Bank branch currently situated in the existing building will be relocated to the new structure. Designed by OOMBRA Architects, the development will include 20 parking spaces for commercial customers, elevator service for residents, 20 bicycle spaces, and a roof deck. Permits list Wells Fargo Bank as the owner and Reed St. Builders LLC, and a construction cost of $9.25 million. The development is also known under its full address of 1148-62 Frankford Avenue.

Renovation Underway at 140 North 2nd Street in Old City

Philadelphia YIMBY’s recent site visit has observed that renovation work is underway at a four-story prewar rowhouse at 140 North 2nd Street in Old City. The project is situated on the west side of the block between Arch Street and Quarry Street, almost directly across from historic Elfreth’s Alley. Designed by Moto Designshop, the renovated building will span 4,523 square feet and feature five transient residential units. Permits list Michael Treacy as the contractor and specify a renovation cost of $1 million.

Site Cleared at 23 West Girard Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed that demolition work has been completed and a site has been cleared for construction of a six-story mixed-use development with ground-level retail and 107 residential units at 23 West Girard Avenue in Olde Kensington. Designed by JKRP Architects and developed by Girard Real Estate LLC, the project will span 104,160 square feet and will feature parking for 28 cars and 47 bicycles, full sprinkling, and a roof deck, which, given the building’s future prominence over the surroundings, will likely offer panoramic views of the Center City skyline. Permits list Benchmark Construction Group Inc. as the contractor and specify a construction cost of $21.5 million.

Construction Tops Out at 608 South American Street in Queen Village, South Philadelphia

A recent site visit by Philadelphia YIMBY has noted that construction has topped off at a four-story, nine-unit residential building underway at 608 South American Street in Queen Village, South Philadelphia. The new structure replaces a joined pair of prewar rowhouses on the west side of the block between South Street and Bainbridge Street. Designed by Gnome Architects, the new building will span 9,173 square feet and will feature a basement and two private roof decks. Permits list Cassidy McGrath as the contractor and specify a construction cost of $1.2 million.

Construction Underway at 1350 North Front Street in Fishtown

Philadelphia YIMBY’s recent site visit has observed significant construction progress at a five-story, 14-unit mixed-use building at 1350 North Front Street in Fishtown. The structure is situated on the west side of the block between West Thompson and Master streets. The project will span 19,830 square feet and feature ground level retail and a roof deck, which, given the structure’s future prominence, will likely offer dramatic views of the Northern Liberties and Center City skylines. Permits issued in June of last year list Gnome Architects as the designer, although the previous design (featured as the cover image of the article) came from Bright Common. Permits specify GRIT Construction as the contractor and specify a construction cost of $2.3 million.
