One Dock Street Nearly Topped Out in Society Hill, Old City

Topping-out is rapidly approaching at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

A recent site visit by Philly YIMBY has revealed that construction has made significant progress at a six-story, 50-unit mixed-use building at 342 West Girard Avenue (also known as 342-54 West Girard Avenue) in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the 43,010-square-foot project will rise from a 8,124-square-foot footprint and include 2,252 square feet of retail, a basement, full sprinkling, and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and a construction cost of $4 million.

A recent site visit by Philly YIMBY has noted that construction work has been completed on a large mixed-use development at 2051-77 Ridge Avenue in Cecil B. Moore, North Philadelphia. The project will consist of a pair of four- and three-story buildings with commercial space on the ground floor and residential units above. Public space along Ridge Avenue and parking lot at the block interior will also be included. Permits list the Philadelphia Housing Authority as the owner and Ernest Bock & Sons, Inc. as the contractor.

As confirmed by YIMBY’s recent site visit, a cleared rowhouse site continues to sit vacant at 1735 Seybert Street in Cecil B. Moore, Lower North Philadelphia, after the demolition of a vacant two-story single-family rowhouse. An attractive wood plank fence encloses the vacant lot. The work was performed as part of the City of Philadelphia demolition program. Permits listed Francis Henriquez of FH Demolition as the contractor and a work cost of $13,995.

Site Prep Starts at 1700 North Front Street in Fishtown

After a yearlong-plus wait since the original reveal of the renderings, construction site preparation work has finally commenced for a five-story, 204-unit development proposed at 1700 North Front Street in Fishtown. Following a gradual arrival of construction equipment onto the site, excavators have recently begun to tear up the blacktop of the block-spanning parking lot that spans the large site bound by the elevated-train-capped Front Street to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot structure will hold 123,218 square feet of residential space and 16,429 square feet of retail. The residential component will consist of 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The development will also feature 70 bicycle parking spaces.
